Abstract
Konsep green building sebagai solusi untuk meminimalkan kerusakan lingkungan yang diterapkan pada bangunan. Penerapan green building di Indonesia berjalan lambat. Banyak anggapan green building membutuhkan biaya awal yang tinggi. Namun dorongan untuk menerapkan konsep green building terus digencarkan sehingga mengharuskan pihak pengembang untuk menerapkan konsep green building pada properti yang akan dibangun. Pihak pengembang memerlukan dasar untuk memutuskan apakah investasi pada properti yang berkonsep green merupakan keputusan investasi yang tepat.
Penelitian ini bertujuan untuk menganalisa faktor-faktor yang paling berpengaruh pada penerapan konsep green building terhadap keputusan investasi pada pengembangan properti residensial di Surabaya. Pengaruh tersebut diukur berdasarkan persepsi dari pihak pengembang yang meliputi project manager, marketing manager, design manager, research & development manager, research & development marketing manager, general manager, senior manager, associate director hingga direktur utama yang pernah dan/atau sedang terlibat langsung dalam proyek bangunan apartemen dari sisi owner/developer pada pengembangan properti residensial di Surabaya. Penelitian ini merupakan studi eksploratif dan menggunakan metode survey kuisioner untuk memperoleh data. Pertanyaan kuisioner terdiri dari sembilan aspek konsep green building yang dikaitkan terhadap variabel investasi pada pengembangan properti residensial di Surabaya dan menggunakan skala likert sebagai skala pengukuran. Digunakan analisis deskriptif dan analisis faktor untuk menganalisa faktor yang paling berpengaruh pada penerapan konsep green building terhadap keputusan investasi.
Dari hasil penelitian diperoleh tiga faktor yang berpengaruh pada penerapan konsep green building terhadap keputusan investasi, faktor pertama adalah penggunaan material prefabrikasi yang ramah lingkungan, faktor kedua adalah penggunaan material prefabrikasi dan ramah lingkungan dan faktor ketiga adalah aplikasi/pengunaan teknologi hemat energi dan ramah lingkungan. Ketiga faktor tersebut menunjukan faktor-faktor yang dominan dan perlu dipertimbangkan dalam pengambilan keputusan investasi pada pengembangan properti residensial yang berkonsep green building. =======================================================================================================
The green building concept as a solution in minimizing environmental
damage is slowly applied in Indonesia. Numerous opinions describe that green building spends too much initial cost so developers disincline to invest their money in applying green building concept. However, motivation to apply green
building concept is continuously campaigned as an attempt to support the decrease of greenhouse gases that is caused by building utilization. That issue obliges developers to apply green building concept in properties that will be built. Thus, developers require regulations to decide whether the green building investment is the exact decision.
This study aims to analyze factors that most influences of green buildingapplication to the level of investment decisions on residential properties in Surabaya.. Influences of green building concept to the investment decisions were assessed according to perceptions of developers that involve project manager, marketing manager, design manager, research and development manager, R&D
marketing manager, general manager, senior manager, associate director and also president director who have been or are directly involved in apartment construction project in Surabaya. This study is a exploratory study and used survey method by questionnaires to collect data. The questions contain nine aspects of green building concepts that are related to the investment decisions on
property development in Surabaya, using Likert scale questions analyze. Descriptive analysis and analysis factors were than involved to process data in order to find out factors that most influences of green building application to the level of investment decisions on residencial properties in Surabaya From the results of this study, can be known the three most influential factors in the application of green building concept to the investment decisions.
The first factor is the use of eco-friendly design that streamline energy. The second factor is use eco- friendly prefabricated material. The third factor is the use of energy-efficient technology and environmentally friendly. These three factors indicate that the dominant factors and need to be considered in making investment decisions on the development of residential property with green building concepts.
