Abstract
Dalam pelaksanaan sebuah proyek konstruki dibutuhkan metode konstruksi yang tepat, agar tercapainya kesesuaian mutu, biaya dan waktu. Metode yang paling sering digunakan didalam sebuah proyek adalah metode bottom-up yang dimulai dari pembuatan pondasi atau penggalian tanah (dengan kedalaman yang direncanakan). Akan tetapi pada metode ini jadwal pelaksanaan proyek menjadi lebih panjang karena pekerjaan lainnya baru bisa dimulai setelah pekerjaan galian selesai. Seiring dengan berkembangnya teknologi dibidang konstruksi, muncul metode baru yang dapat digunakan yaitu metode top-down. Metode top-down tidak dimulai dari lantai basement paling bawah (dasar galian), melainkan dimulai dari pelat lantai satu (ground level atau muka tanah). Kelebihan dari metode ini adalah Pekerjaan struktur bawah bisa simultan dengan pekerjaan struktur atas sehingga menyebabkan waktu pelaksanaan menjadi lebih singkat.
Setiap proyek mempunyai keunikan tersendiri, sehingga terdapat perbedaan harga,metode dan waktu pelaksanaan. Karena itu dibutuhkan penelitian lebih lanjut untuk menentukan metode apa yang teapat digunakan pada proyek yang diteliti. Pada tugas akhir ini gedung Fave Hotel Ketintang dijadikan sebagai objek penelitian, adapaun hal yang dilakukan adalah dengan melakukan studi pustaka, pengumpulan data,analisa metode pelaksanaan, perhitungan kebutuhan material dan alat, analisa produktivitas, durasi pekerjaan serta analisa perhitungan biaya
Hasil yang didapat dari penelitian ini adalah pengguaan metode top-down memiliki waktu konstruksi 184 hari dengan biaya Rp. 15.734.228.876 sedangkan metode bottom up memiliki waktu konstruksi 14.467.163.388 dengan waktu konstruksi 222 hari.

The most commonly used method in a project is a bottom-up method which started from foundation or excavation of the ground. However, in this method the project implementation schedule becomes longer because other work can only begin after the excavation work is completed. Along with the development of technology of construction, emerged a new method that can be used the top-down method. The top-down method does not start from the bottom basement floor (bottom of the excavation), but starts from the first floor plate (ground level). The advantages of this method is the work of substructure can be simultaneous with the work of the upper structure so the implementation time becomes shorter.
Each project has its own uniqueness, so there are differences in price, method and time of implementation. Therefore further research is needed to determine what method can be used in the project . In this final project, Fave Hotel Ketintang building as the object of research, the steps of this final project is study of literature, collecting data, assessment method, calculation of material and tool, productivity analysis, duration and work analysis
The results from this study is the f top-down method has a construction time 184 days and spend Rp. 15.734.228.876 while the bottom up method has a construction time 222 days and spend Rp. 14.467.163.388
