Abstract
PT. “S” merupakan perusahaan yang bergerak di Bidang Kontraktor yang memiliki aset berupa Pabrik Paving dan Box Culvert di daerah Mojoagung, Jawa Timur. Perusahaan ini mengalami kerugian dikarenakan banyaknya Home Industry di daerah tersebut, sehingga PT. “S” kalah bersaing dengan perusahaan lain. Dengan kondisi tersebut PT. “S” tidak ingin mengalami kerugian untuk kedua kalinya, sehingga pemilik berencana untuk mengubah pabrik tersebut menjadi bisnis lain yang lebih menguntungkan. Namun, dalam memulai bisnis baru tersebut diperlukan pembiayaan yang besar, sedangkan dana yang dimiliki oleh PT.”S” sangat terbatas. Dengan demikian, PT.”S” memerlukan dana tambahan, salah satu cara untuk mendapatkan dana tambahan tersebut yaitu dengan melakukan penjaminan nilai aset yang dimiliki oleh PT. “S”. Kelebihan Aset yang dimiliki PT. “S” berada dilokasi dengan kondisi wilayah yang sangat strategis dan menguntungkan. Untuk mengetahui besarnya nilai aset PT. “S”, Perlu dilakukan penilaian atas aset tersebut.
Penelitian ini bertujuan untuk mengetahui nilai pasar dari aset yang dimiliki oleh PT. “S” dengan menerapkan metode pendekatan data pasar dan metode pendekatan biaya yang menggunakan 4 (empat) data aset pembanding. Tujuan menggunakan metode pendekatan data pasar adalah untuk mendapatkan nilai aset dengan cara mencari data pasar tanah properti pembanding yang sejenis, sedangkan metode pendekatan biaya digunakan untuk menghitung nilai properti dengan menambahkan nilai tanah. Selanjutnya, pembobotan nilai bangunan dihitung dengan menghitung biaya pembangunan dan pengganti baru yang telah dikurangi penyusutan.
Hasil penelitian menunjukkan bahwa nilai pasar dari aset yang dimiliki PT.“S” dengan menerapkan metode perbandingan data pasar sebesar Rp 50.918.020.000 (lima puluh milyar sembilan ratus delapan belas juta dua puluh ribu rupiah), sedangkan nilai pasar dari aset yang dimiliki PT. “S” dengan menerapkan metode pendekatan biaya sebesar Rp. 49,435,989,600,- (empat puluh sembilan milyar empat ratus tiga puluh lima juta sembilan ratus delapan puluh sembilan ribu enam ratus rupiah). Untuk mengetahui hasil perhitungan rekonsiliasi nilai pasar aset PT. “S” dari kedua metode tersebut, maka dilakukan pembobotan. Untuk metode pendekatan biaya diberikan bobot sebesar 40% sedangkan metode pendekatan data pasar diberikan bobot sebesar 60%. Hasil dari perhitungan tersebut maka diperoleh nilai pasar aset PT. “S” sebesar Rp 50.325.207.840 (lima puluh milyar tiga ratus dua puluh lima juta dua ratus tujuh ribu delapan ratus empat puluh rupiah).

PT. "S" is a company engaged in the Contractor Field which has assets consist of Paving factory and Box Culvert in Mojoagung, East Java. This company suffered loss due to the number of Home Industry in the area, so that PT. "S" cannot compete with other companies. Under this condition, PT. "S" does not want to incur a second loss, so the owner plans to turn the factory into another more profitable business. However, in starting a new business, large financing is required, while funds owned by PT "S" are very limited. Thus, PT "S" needs additional funding, one of the ways to get the additional fund is by conducting asset value assurance owned by PT. "S". Advantage Assets owned by PT. "S" is located in a very strategic and profitable area. To know the value of PT. "S", an assessment of the asset is necessary.
This study aims to determine the market value assets of PT. "S" by applying the market data approach method and cost approach method using 4 (four) data of comparison assets. The objective of using the market data approach method is to obtain asset value by searching for similar market data of comparable properties, while the cost approach method is to calculate property values by adding the land’s value. Furthermore, the weighting of building values is calculated by calculating the development costs and new substitutes that have reduced depreciation.
The results of the research shows that the market value assets of PT "S" by applying data market comparison method worth Rp 50,918,020,000 (fifty billion nine hundred eighteen million twenty thousand rupiah), while the market value assets of PT . "S" by applying the cost approach method worth Rp. 49,435,989,600, - (forty nine billion four hundred thirty five million nine hundred eighty nine thousand six hundred rupiah). To know the result of reconciliation calculation of market value assets of PT. "S" with both methods, then do the weighting. For the cost approach method, the weight given is 40% while the market data approach method is 60%. The result of calculation the market value assets of PT. "S" is Rp.50,325,207,840 (fifty billion three hundred twenty five million two hundred seven thousand eight hundred forty rupiah).
