Abstract
Berdasarkan tujuan SDG’s no 1 yaitu “No Poverty” dijelaskan bahwa pada tahun 2030 menjamin setiap orang memiliki hak yang sama atas segala sumber daya ekonomi, yang salah satunya adalah kepemilikan dan kontrol atas lahan dan segala bentuk properti lainnya. Namun pada faktanya di Kelurahan Keputih masih terjadi disparitas harga lahan. Dengan adanya ketidaksesuaian pada kondisi tersebut, maka perlu dilakukan penelitian untuk mengetahui faktor-faktor apa saja yang mempengaruhi disparitas harga lahan di Kelurahan Keputih dan memberikan rekomendasi untuk mengurangi disparitas harga lahan di Kelurahan Keputih.
Pendekatan yang digunakan dalam penelitian ini adalah pendekatan rasionalistik dengan jenis penelitian kualitatif dan kuantitatif. Metode analisa yang digunakan adalah dengan Confirmatory Factor Analysis dan analisa deskriptif.
Dari hasil analisa yang telah dilakukan, didapati bahwa memang terjadi disparitas harga lahan di Kelurahan Keputih dengan harga terttinggi mencapai 14 juta/m2 dan harga terendah hanya 1 juta/m2. Dari 29 faktor yang diujikan, didapatkan 21 faktor yang berpengaruh seperti luas lahan dan bebas banjir. 8 faktor yang tidak berpengaruh seperti suhu udara sekitar dan nilai tukar rupiah. Rekomendasi yang diberikan adalah meningkatkan kualitas permukiman di kawasan dengan harga lahan rendah.

Based on SDG's goal No. 1 - No Poverty - explained that in 2030 guarantees every person has the same rights to all economic resources, which is the ownership and control over land and any other property. But in fact, land price disparity occured in Keputih Village. Given the discrepancy in these conditions, it is necessary to investigate factors that affect the land price disparity in Keputih Village and provide recommendations for reducing land price disparity in Keputih Village.
The approach used in this study is a rationalistic approach to the type of qualitative and quantitative research. This research use Confirmatory Factor Analysis and descriptive analysis as the analythical methods.
From the analysis that has been done, it was found that the land price disparities do occur in Keputih Village with the highest price reached 14 million/m2 and the lowest price is only 1 million/m2. Of the 29 factors tested, obtained 21 influential factors such as land area and flood-free. 8 uninfluential factors such as ambient air temperature and the rupiah’s exchange rate. Recommendations that given is to improve the quality of settlement in the area with low land price.
