Abstract
Proyek bangunan gedung adalah kegiatan pekerjaan bangunan gedung yang dilaksanakan atas dasar permintaan pemilik proyek atau kontraktor. Dalam pelaksanaan proyek, pemilik proyek dan pelaksan proyek mempunyai hak yang diterima dan kewajiban yang harus dilaksanakan sesuai dengan jangka waktu yang telah disetujui bersama antar pemilik proyek dan pelaksa proyek. Sehingga nantinya dalam pelaksanaan proyek bisa terencana dengan teratur dan tertata dengan rapi sehingga tujuan yang diinginkan terhadap berdirinya proyek bangunan gedung ini nantinya dapat tercapai. Dalam setiap pelaksanaan selalu terjadi perubahan atau yang biasa disebut dengan change order. Change order tersebut bisa terjadi kapanpun mulai dari awal, pertengahan, sampai pada akhir pekerjaan konstruksi, dan bisa terjadi pada semua proyek konstruksi.
Penelitian ini bertujuan untuk mengidentifikasi faktor-faktor penyebab terjadinya change order, bagaimana klasifikasi change order, probabilitas serta dampak change order terhadap proyek konstruksi gedung. Identifikasi faktor dilakukan dengan penyebaran kuisioner kepada beberapa project manager. Selanjutnya data di input dan dimasukkan kedalam software orange untuk mendapatkan model decision tree, faktor-faktor yang paling dominan terjadi dan melihat bagaimana klasifikasi decision tree serta probabilitas dan dampak terhadap performa. Faktor-faktor yang didapat akan menjadi input pengklasifikasian decision tree.
Hasil penelitian ini menghasilkan faktor-faktor change order yang paling berpengaruh antaranya, perubahan desain, anggaran owner terbatas, jadwal, kesesuaian antara gambar dan rab, kesesuaian antara gambar dan lapangan, spesifikasi yang tidak lengkap, cuaca, perubahan nilai harga satuan yang disebabkan karena eskalasi, perubahan metode kerja, pengurangan scope item pekerjaan, penambahan scope item pekerjaan, kontrak yang tidak lengkap terkait lingkup pekerjaan. Sedangkan hasil klasifikasi menunjukkan nilai probabilitas sebesar 33.1% berdampak terhadap biaya. 16.1% klasifikasi berdampak terhadap waktu, 25.4% klasifikasi berdampak terhadap biaya dan waktu sedangkan 32.9% klasifikasi tidak berdampak terhadap performa proyek.

Building project is building work activities carried out on the basis
of the request of the owner of the project or the contractor. In the implementation
of the project, project implementation and project owners have rights and
obligations received must be carried out in accordance with an approved time period
shared between the owner of the project and the pelaksa project. So later in the
implementation of the project can be planned with the orderly and neatly arranged
so that the desired goals against the establishment of this building project can
eventually achieved. In any implementation or changes occur always commonly
referred to with the change order. Change order can occur at any time starting from
the beginning, the Middle, until at the end of the construction work, and can occur
on any construction project.
This research aims to identify the factors cause the occurrence of change
orders, how classification change order, the probability and impact of a change
order to the project of construction of the building. Identification of factors is done
by the spread of a detailed questionnaire to some of the project manager. Further
data on input and inserted into the orange software to get a decision tree model, the
factors that most dominant happened and see how the decision tree classification
and probability and impact on performance. The factors obtained will be the input
of classification decision tree.
The results of this research resulted in the change order factors the most
influential of them, design changes, budget owner is limited, schedule, conformity
between the image and the rab, alignment of the image and the field, the specs are
incomplete, the weather, the unit price value changes due to escalation, changes in
working methods, reduction of the scope of work items, work item scope additions,
incomplete contract related scope job. While the classification results indicate the
value of the probability of 33.1% have an impact towards the cost. 16.1%
classification of impact over time, 25.4% classification affect cost and time while
32.9% classification does not affect the performance of the project.
