Abstract
Gedung 88 Avenue Surabaya (SOHO) merupakan bangunan 23 lantai yang memiliki fungsi sebagai kantor sekaligus apartemen. Pada lantai 21 akan dimodifikasi dengan menambah ballroom, yang dimana lantai ini akan menjadi lantai atap dengan memotong bangunan sesungguhnya menjadi 20 lantai. Bangunan ini akan didesain dengan menggunakan beton bertulang kecuali pada ballroom akan dimodifikasi dengan menggunakan balok beton pratekan untuk menghilangkan kolom, dengan bentang balok pratekan 20,75 m terdapat 3 balok pratekan yang akan digunakan. Gedung ini akan didesain menggunakan Sistem Ganda karena gedung terletak di Kategori Desain Seismik D. Rangka utama didesain sebagai Sistem Rangka Pemikul Momen Khusus dan dinding struktur didesain sebagai dinding struktur Beton Khusus.
Rangka Gedung menahan beban lateral arah X dan Y yang masing-masing sebesar 27% dan 25% sehingga syarat Sistem Ganda terpenuhi. Gaya prategang pada balok prategang lantai atap didapat sebesar 3000 KN dengan kehilangan gaya prategang sebesar 24%

88 Avenue building Surabaya (SOHO) is a 23-story building that functions as an office and apartment. On the 21st floor will be modified by adding a ballroom, which will be the floor of the roof by cutting the actual building to 20 floors. This building will be designed using reinforced concrete except that the ballroom will be activated using prestressed concrete beams to remove columns, with a prestressed beam span of 20.75 m, provided 3 prestressed beams to be used. In planning the structure of this building will be designed using a dual system because the building in the seismic design category D. The frame is designed as a special moment resisting frame system and the structure wall is designed as a special concrete structure wall.
From the results of the analysis that has been done, it can be concluded that the mainframe can withstand lateral X and Y loads, which are 27% and 25% respectively, and the dual system requirements are fulfilled. The prestressing force of the roof floor prestressing beam is 3000 KN with a prestressed force of 24%
