Abstract

Proyek 88 Avenue adalah proyek pembangunan beberapa tower apartemen, perkantoran, hotel dan mall yang berada di Jl. Darmo Permai III, Kav. 88, Surabaya. Selain itu membangun bangunan penunjang juga, yaitu Struktur Sewage Treatment Plant (STP), Ground Water Tank (GWT) dan Bozem. Bangunan penunjang tersebut, berfungsi sebagai pengolahan air limbah dan penampungan air bersih serta air hujan. Bangunan penunjang tersebut mempunyai kapasitas terbatas yang hanya mampu melayani untuk 2 tower gedung. Dalam tugas akhir ini bangunan penunjang tersebut dimodifikasi dengan meningkatkan kapasitasnya menjadi 2 kali lipat dan mengikuti peraturan SNI 2847-2013 tentang persyaratan beton struktural untuk bangunan gedung.
Bangunan penunjang tersebut berada di bawah permukaan tanah. Dalam pembangun eksistingnya digunakan metode galian open cut, namun terjadi longsor pada lereng galian yang mengakibatkan terganggunya pekerjaan pembangunan. Dalam tugas akhir ini direncanakan ulang metode galiannya dengan menganalisa stabilitas lereng galian dan mengikuti pertaturan SNI 8460-2017 tentang persyaratan perancangan geoteknik. Dari hasil analisa stabilitas lereng didapat, galian tanah harus menggunakan dinding penahan tanah sementara tipe turap baja, dengan profil turap baja ESCU-EU70. Dinding penahan tanah turap baja memiliki kedalaman penetrasi 8,5m dengan ketinggian tanah yang ditahan 6,5m dan panjang total 15m. Dari analisis program Plaxsis 8.6 didapatkan deformasi 12,5 cm, yang memenuhi deformasi izin 2%H. Analisis struktur menggunakan program SAP 2000 dengan analisis pembebanan secara statik untuk beban tekanan tanah akibat gempa. Dari hasil analisis didapat, dinding struktur dengan tebal terbesar 40 cm dengan dekking beton 75 mm. Pondasi yang digunakan menggunakan pondasi tiang pancang Wika beton diameter 60 cm class A1, kedalaman pemancangan pada elevasi -19 m, dengan jumlah 4 buah tiang pancang dalam tiap pile cap.

Project 88 Avenue is a construction project for several towers of apartments, offices, hotels and malls located on Jl. Darmo Permai III, Kav. 88, Surabaya. Besides that, it also builds supporting buildings, namely Sewage Treatment Plant (STP), Ground Water Tank (GWT) and Bozem. The supporting building serves as the treatment of wastewater and storage of clean water and rainwater. The supporting building has a limited capacity which is only capable of serving 2 tower buildings. In this final project, the supporting building is modified by increasing its capacity to double and following SNI 2847-2013 about the requirements concrete structural buildings. The supporting building is below the ground level. The open cut excavation method was used in the existing builder, but there was a landslide on the excavation slope which resulted in disruption of the construction work. In this final project, the excavation method is planned by analyzing the slope stability of the excavation and following the SNI 8460-2017 about the requirements for geotechnical design. From the analysis of slope stability obtained, soil excavation must use a steel sheet type temporary retaining wall, with ESCU-EU70 steel sheet profile. The steel sheeting retaining wall has a penetration depth of 8.5m with a ground height of 6.5m and a total length of 15m. From the analysis of the program Plaxsis 8.6 obtained 12.5 cm deformation, which fulfilled the permit deformation of 2% H. Structural analysis using the SAP 2000 program with static loading analysis for soil pressure loads due to the earthquake. From the results of the analysis obtained, the wall of the structure with the largest thickness of 40 cm with 75 mm concrete decking. The foundation used uses the Wika concrete pile foundation with a diameter of 60 cm class A1, the depth of erection at the elevation of -19 m, with the number of 4 piles in each pile cap.
