Abstract

Investasi pada bisnis properti menjadi pilihan yang
diminati masyarakat khususnya apartemen, Tidak hanya
mengandalkan konsep hunian yang bertingkat, lokasi strategis dan
fasilitas yang diberikan pada suatu apartemen sangat
mempengaruhi minat para investor. Apartemen Taman Melati
Surabaya dibangun di daerah Surabaya Timur dengan kawasan
universitas ternama. Pasar yang ingin dituju yaitu mahasiswa,
dosen dan investor. Konsep yang dipakai yaitu sewa perbulan dan
penjualan. Direncanakan pendapatan tipe family menggunakan
konsep jual sedangkan tipe studio sebagian disewakan dan dijual,
kemudian diteliti komposisi pendapatannya. Modal investasi yang
dipakai juga perbandingan 30% modal sendiri dan 70% pinjaman.
Masa investasi direncanakan selama 10 tahun. Tujuan dari Tugas
Akhir ini untuk mengetahui analisa kelayakan proyek dengan
meninjau aspek finansial dan pengaruh sensitivitas, sehingga
dapat meminimalisir resiko rugi dalam investasi Apartemen
Taman Melati.
Metodologi dalam tugas akhir ini adalah pengumpulan
data, pengolahan data, analisa pendapatan, aliran kas serta
meninjau aspek finansial dengan metode Net Present Value
(NPV) dan Internal of Return (IRR). Tahap terakhir pengerjaan
yaitu menganalisa sensitivitas terhadap biaya investasi, tarif jual
dan sewa hunian.
Hasil dari analisa proyek Apartemen Taman Melati
Surabaya yaitu tidak layak dalam segi finansial. Nilai NPV
sebesar minus Rp. 44.044.810.599 kurang dari nol dan nilai IRR sebesar 3,98% kurang dari MARR yaitu 12,56%. Semakin tinggi
tarif jual dan sewa unit hunian maka semakin tinggi NPV,
pengaruh tarif jual unit hunian dapat dikatakan layak bila
dinaikkan 20% dari tarif saat ini, sedangkan untuk tarif sewa
dapat dikatakan layak bila dinaikkan 35%. Proyek apartemen ini
juga masih dikatakan layak bila biaya investasi diturunkan 20%.

People nowadays had more interest in investment of
property, especially apartment. Not only because the concept of
multi-storey residential, but also strategic location and facilities
provided interest of investors. Taman Melati Surabaya apartment
is surrounded by the famous university. Target market of Taman
Melati Surabaya apartment is such as students, lecture and
investors used the concept of a monthly rental or sale. The income
from family types is planned from the selling concept, while
studios type is from rent and sales. Then studied to know the most
profitable revenue composition. The ratio of investment is 30%
equity and 70% loan. Investment period is planned for 10 years.
This final project has purposed to do feasibility analys by the
financial aspects and sensitivity analysis to minimize the risk of
loss of investment in Taman Melati Surabaya apartments.
The methodology used in this final project is data
collecting, data processing, analyzing of revenue, cash flow and
review the financial aspects with the Net Present Value (NPV)
and Internal of Return (IRR). The last stage of this final project is
to analyze the sensitivity of the investment cost, sales and rental
occupancy rates.
The result of this analysis is to known that Taman Melati
Surabaya apartment project is not financially feasible with NPV
during the investment minus Rp 44.044.810.599 and IRR 3,98%
less than the current desired returns of 12,56% . As for the results
of sensitivity analysis between rate sale and the NPV, known that Taman Melati Surabaya Apartment said to be feasible if the rate
sale up to 20%. While the rental rate can be feasible if the rental
rate up to 35%. The apartment project is still feasible if the
investment costs decreased to 20%.
