Abstract
Kawasan sekitar kampus Sukolilo, Surabaya menghadapi potensi terjadinya studentifikasi (gentrifikasi). Berdasarkan sejumlah temuan bahwa adanya pelajar yang masuk ke dalam kawasan berpengaruh pada revitalisasi kawasan, kriminalitas, segregasi social, penawaran dan permintaan hunian, hingga kesempatan ekonomi. Hal ini berpotensi mempengaruhi kelayakhunian kawasan. Oleh karena itu perlu dinilai tingkat kelayakhunian kawasan sebagai panduan/dasaran dalam upaya meningkatkan kondisi kelayakhunian kawasan.
Penelitian ini bertujuan untuk menilai tingkat kelayakhunian kawasan yang mengalami studentifikasi di Sukolilo, Surabaya. Penilaian tingkat kelayakhunian ini dilakukan berdasarkan persepsi masyarakat. Langkah pertama adalah mengidentifikasi kriteria dan indikator kelayakhunian kawasan yang mengalami studentifikasi menggunakan Confirmatory Factor Analysis (CFA). Langkah kedua adalah mengidentifikasi kelayakhunian kawasan menggunakan Importance-Performance Analysis (IPA).
Hasil penelitian menunjukkan bahwa, berdasarkan persepsi masyarakat terdapat 4 kriteria dan 19 indikator kelayakhunian kawasan. Tingkat kepuasan masyarakat terhadap kualitas layanan secara keseluruhan berada pada kategori sedang. Selain itu, berdasarkan hasil identifikasi indikator prioritas untuk penanganan, terdapat itu 6 dari 19 indikator kelayakhunian meliputi, kondisi tingkat pendapatan, ketersediaan lapangan pekerjaan, kondisi kebisingan, kualitas kesehatan masyarakat, kualitas udara, dan kondisi keamanan. Hal itu disebabkan oleh yang kondisi kinerja enam indikator tersebut dibawah rata-rata sementara harapan/ekspektasi masyarakat mengenai performanya tinggi.

The Sukolilo campus area, Surabaya, faces the potential for studentification (gentrification). Based on several findings, the migration of large groups of students affects the area's revitalization, crime, social segregation, supply and demand for housing, and economic opportunities. This phenomenon has the potential to affect the livability of the area. Therefore, livability assessment is necessary as a guideline to improve the area's livability.
This study aims to assess the livability of the area experiencing studentification in Sukolilo, Surabaya. The occupancy rate assessment is carried out based on public perception. The first step is to identify the studentification area livability criteria and indicators using Confirmatory Factor Analysis (CFA). The second step is to assess the livability of the area using Importance-Performance Analysis (IPA).
The results showed that there were four criteria and 21 indicators related to the area's livability. The level of community satisfaction with service quality as a whole is moderate. In addition, there are 6 out of 19 livability indicators which performance is below average, but people's expectations regarding their performance are high. These indicators namely income level, job availability, noise conditions, public health, air quality, and security. Therefore, it is necessary to increase the performance or prioritize the improvement.
