Abstract

Proyek akhir ini membahas mengenai analisa waktu dan biaya
pelaksanaan pembangunan gedung Tower A pada Proyek Apartemen
Solo Urbana Residence. Proyek ini berlokasi di Jl. Mojo, Kel. Mojosongo,
Kec. Jebres, Kota Surakarta, Jawa Tengah. Gedung Tower A terdiri atas
1 semi basement dan 8 lantai. Struktur gedung ini merupakan beton
bertulang dengan pondasi borepile.
Analisa waktu dan biaya pelaksanaan proyek ini dibatasi pada
pekerjaan struktur bangunan. Mulai dari pekerjaan pondasi hingga
struktur atas, meliputi semi basement dan 8 lantai. Metode pelaksanaan
yang digunakan adalah dengan membagi area pekerjaan menjadi 2 zona
dan dikerjakan secara paralel. Setelah menentukan metode pelaksanaan,
dilanjutkan dengan perhitungan volume, produktivitas,durasi dan RAP
(Rencana Anggaran Pelaksanaan). Penjadwalan dilakukan dengan
metode PDM (Preedence Diagram Metode), dengan program bantu
Microsoft Project. Berdasarkan penjadwalan dan bobot
pekerjaan,kemudian dibuat kurva S. Sehingga hasil dari proyek akhir ini
adalah metode pelaksanaan pekerjaan, durasi pelaksanaan, Rencana
Anggaran Pelaksanaan, serta kurva S. Hasil yang didapatkan adalah
durasi pelaksanaan selama 184 hari kalender dengan total biaya
pelaksanaan Rp18.352.294.000-. Dibandingkan dengan data eksisting,
durasi hasil perhitungan lebih cepat 35 hari kalender dan membutuhkan
biaya Rp2.786.800.781,- lebih mahal.

This final project discusses the analysis of the time and cost of
implementing the construction of the Tower A building on the Solo
Urbana Residence Apartment Project. This project is located on Mojo Street,
Mojosongo,Jebres, Surakarta , Central Java. Tower A
building consists of 1 semi-basement and 8 floors. The structure of this
building is reinforced concrete with a borepile foundation.
Analysis of the time and cost of implementing this project is
limited to building structure work. Starting from foundation work to
superstructure, including semi basement and 8 floors. The
implementation method used is to divide the work area into 2 zones and
work in parallel. After determining the implementation method, proceed
with the calculation of volume, productivity, duration and RAP
(Implementation Budget Plan). Scheduling is done using the PDM
(Preedence Diagram Method) method, with the Microsoft Project tool.
Based on the scheduling and work weight, then an S curve is made. So
that the results of this final project are the method of carrying out the
work, duration of implementation, the Implementation Budget Plan, and
the S curve. The results obtained are the duration of implementation for
184 calendar days with a total implementation cost of Rp. 18,352,294
.000-. Compared to existing data, the duration of the calculation results
is 35 calendar days faster and costs IDR 2,786,800,781,- which is more
expensive.
