Abstract

Pembangunan pusat perbelanjaan merupakan altematif pemenuhan kebutuhan masyarakat kota Surabaya, salah satunya adalah Lenmarc Mall. Aspek pengeiolaan pada Lenmarc Mall merupakan suatu hal yang sangat penting termasuk penetapan harga sewa, karena penerimaan dari sewa ini akan membiayai operasional mal itu sendiri. Untuk mendapatkan keputusan tentang besaran dari harga sewa pada Lenmarc Mall, maka diperlukan perhitungan yang tepat sehingga dalam penulisan Tugas Akhir ini dilakukan penelitian untuk mendapatkan harga sewa ruang pada mal tersebut. Faktor yang ditinjau adalah faktor biaya yang merupakan komponen dari faktor internal yang mempengaruhi penetapan harga. Faktor biaya dihitung meliputi biaya tetap dan biaya variabel dalam pengeiolaan mal tersebut. Untuk penetapan harga sewa menggunakan analisa break event point, sedangkan untuk mengetahui tingkat kepekaan perubahan harga sewa terhadap faktor-faktor yang mempengaruhi, dihitung dengan melakukan suatu analisa sensitivitas terhadap perubahan occupancy rate, biaya variabel, dan suku bunga BI. Pada pembahasan Tugas Akhir ini diperoleh hasil perhitungan yang meliputi besamya biaya tetap mal sebesar Rp. 579.902,14 permeter persegi pertahun dengan perhitungan menggunakan nilai Minimum Atractive Rate of Return (MARR) sebesar 15,00%. Dari analisa break event point didapatkan dengan occupancy rate 81,43% besamya harga sewa ruang adalah sebesar Rp.1.824.741,72 per meter persegi per tahun atau Rp 152.061,81. Dari analisa sensitivitas didapat bahwa jika terjadi penurunan occupancy rate sebesar 11,43%, harga sewa naik 5,94%, sedangkan bila terjadi kenaikan occupancy rate sebesar 13,47%, harga sewa turun sebesar 13,85%. Pengaruh kenaikan biaya variabel sebesar 30% akan menyebabkan harga naik 3,65% dan jika terjadi penurunan biaya variabel sebesar 30%, harga turun sebesar 2,78%. Sedangkan untuk kenaikan suku bunga BI mencapai 20,00%, harga akan naik sebesar 5,42% dan penurunan suku bunga Bl menjadi 7,85%, harga akan turun sebesar 12,80%.

The development of shopping center is an alternative of need fulfillment of Surabaya society, and one of them is Lenmarc Mall. The management aspects at Lenmarc Mall is one of crucial things including the decision of the rent price, since the income gained from this rent will be used to finance the cost operation of the mall itself. To get the decision on how big the amount of the rent price at Lenmarc Mall is, a precise calculation is needed so that in writing this Final Project, a research is conducted to obtain the rent room price at the mall. The focused factor is on the cost factor as one of the components of the internal factor which influenced the rent price. The cost factor is counted on the fixed cost and variable cost of the mall management. To decide on the rent price, break event analyzes is used, whereas to identify the level of sensitivity of the rent price change towards the influenced factors, the price is counted by conducting a sensitivity analysis on occupancy rate changes, variable cost, and Bank of Indonesia’s interest rate. On the Final Project discussion, the counting results are found including the total amount of the mall’s fixed cost expenses on the amount of Rp. 51. 130.115.702, 93 per year and the mall’s variable cost is on the amount of Rp. 579.902,14 per meter square per year by using Minimum Attractive Rate of Return (MARR) score on 15.00 %. From the break event point analysis obtained from the occupancy rate of 81.43% , the amount of the rent price is Rp. 1. 824. 741, 72 per meter square per year or equals to Rp. 152.061,81. From the sensitivity analysis, it is found that if the decrease of occupancy rate is 11.43 %, the rent price will increase 5.94%, whereas, if the occupancy rate increases on 13.47%, the rent price will also decrease on 13.85 %. The influence of variable cost raise on 30% will cause the price raised at 3.65% and if the decrease of variable cost on 30%, the price will decrease on 2.78%. Whereas for the increment of Bank of Indonesia’s interest rate on 20.00%, the price will increase 5.42%, and if the Bank of Indonesia’s interest rate is on 7.85%, the rent price will decrease 12.80%.
