Abstract
Kecamatan Batu merupakan salah daerah yang sangat dikenal dengan daerah wisata. BPS mencatat, kunjungan wisatawan di Kecamatan Batu pada tahun 2018 sebesar 497.654 wisatawan atau naik 264% dari tahun 2016. Dampak dari perkembangan wisata tersebut secara otomatis berpengaruh pada lingkungan sekitar yang menjadi semakin strategis terutama dalam peningkatan potensi ekonomi. Hal ini berimbas pada nilai tanah di wilayah tersebut. Penelitian ini dilakukan untuk mengetahui perubahan nilai tanah di Kecamatan Batu, Kota Batu pada tahun 2016 dan 2021 ditinjau dari faktor aksesibilitas dengan menumpang tindihkan peta zona nilai tanah Kecamatan Batu Kota Batu tahun 2016 dan 2021, menggunakan perangkat lunak pengolah data spasial untuk menghitung besar perubahan nilai tanah yang terjadi di lokasi penelitian. Data perubahan nilai tanah tersebut kemudian dilakukan uji korelasi dengan variabel bebas yaitu jarak zona terhadap kantor kecamatan, jarak zona terhadap pasar, dan lebar jalan. Tahap terakhir dalam pengujian pengaruh perubahan nilai tanah dilakukan menggunakan analisis Ordinary Least Square pada perangkat lunak spasial guna mengetahui variabel atau faktor mana saja yang mempengaruhi nilai tanah. Dari hasil penelitian ini diperoleh 91 zona nilai tanah, dengan perubahan nilai tanah tertinggi berada di Kecamatan Batu terletak pada zona 45 dengan perubahan Rp8.602.000 dan perubahan tanah paling rendah terletak pada zona 19, yaitu Rp0 atau tidak ada perubahan nilai tanah. Hasil penelitian menunjukkan Jarak area ke kantor kecamatan, Jarak area ke pasar dan lebar jalan menunjukkan korelasi positif yang berarti semakin dekat dengan pasar dan kantor kecamatan berada di dekat suatu zona tanah dan lebar jalan, maka semakin tinggi harga tanah tersebut. Dari sedangkan hasil dari pengujian statistik Ordinary Least Square didapatkan 67% pengaruh variabel aksesibilitas terhadap nilai tanah.

Batu District is one area that is very well known as a tourist area. BPS noted, tourist visits to Batu District in 2018 amounted to 497,654 tourists, up 264% from 2016. The impact of this tourism development automatically affects the surrounding environment which is becoming increasingly strategic, especially in increasing economic potential. This has an impact on the value of land in the region . This research was conducted to determine changes in land value in Batu District, Batu City in 2016 and 2021 in terms of accessibility factors by overlapping land value zone maps in Batu District, Batu City in 2016 and 2021, using spatial data processing software to calculate the magnitude of change in value soil occurring at the study site. Data on changes in land values are then tested for correlation with the independent variables, namely the distance of the zone from the sub-district office, the distance of the zone from the market, and the width of the road. The final stage in testing the effect of changes in land value is carried out using Ordinary Least Square analysis on spatial software to determine which variables or factors influence land value. From the results of this study, 91 zones of land value were obtained, with the highest change in land value in Batu District, located in zone 45 with a change of IDR 8,602,000 and the lowest change in land value in zone 19, namely IDR 0 or no change in land value. The results showed that the zone distance to the sub-district office, the zone distance to the market and the width of the road showed a positive correlation, which means that the closer to the market and the sub-district office is near a land zone and the width of the road, the higher the price of the land. From the results of the Ordinary Least Square statistical test, it was found that 67% had the effect of the accessibility variable on land value.
