Abstract

Dalam merencanakan jumlah tipe rumah yang dibangun pada sebuah perumahan perlu dilakukan optimasi agar dapat tercapai pendapatan yang maksimum, namun harus diperhatikan batasan yang ada. Batasan tersebut antara lain konsep hunian berimbang, luas lahan, waktu pembangunan, dan sebagainya. Batasan lain yang perlu diperhatikan adalah kemampuan daya beli masyarakat, dan minat masyarakat. Penelitian ini memiliki tujuan untuk mengetahui minat dan kemampuan konsumen terhadap tipe rumah yang ditawarkan dan mengoptimasi jumlah masing-masing tipe sehingga diperoleh pendapatan yang maksimum. Obyek penelitian adalah Perumahan Green Menganti Regency Gresik. Untuk mengetahui minat konsumen terhadap tipe rumah yang ditawarkan adalah dengan menyebarkan kuesioner kepada masyarakat Kabupaten Gresik dan calon pembeli. Kemampuan konsumen dianalisis berdasarkan data Badan Pusat Statistik. Optimasi jumlah unit dilakukan dengan program linear. Langkah awal yang dilakukan adalah menentukan variabel-variabel yang akan digunakan, lalu ditentukan fungsi tujuan yang ingin dicapai dan batasannya. Batasan tersebut meliputi konsep hunian berimbang, luas lahan, kemampuan daya beli masyarakat, minat masyarakat, dan batasan modal membangun rumah pada tahun pertama. Dari hasil penelitan diketahui tipe rumah yang paling diminati oleh masyarakat Kabupaten Gresik adalah rumah dengan tipe-tipe kecil dengan urutan sebagai berikut: rumah tipe 36/78 sebanyak 20.1%, tipe 38/84 sebanyak 19.8%, tipe 30/72 sebanyak 17.95%, tipe 45/98 sebanyak 14.6%, tipe 54/105 sebanyak 11.2%, tipe 72/120 sebanyak 8.6%, dan tipe 120/170 sebanyak 7.9%. Jumlah masyarakat yang mempunyai kemampuan membeli tiap tipe rumah yang ditawarkan tipe 30/72 sebanyak 13.42%, tipe 36/78 sebanyak 8.31%, tipe 38/84 sebanyak 8.31%, tipe 45/98 sebanyak 4.48%, tipe 54/105 sebanyak 1.92%, tipe 72/120 sebanyak 0.64%, tipe 120/170 sebanyak 0.64%. Dari hasil optimasi diperoleh jumlah unit rumah paling optimum untuk tipe 30/72 sebanyak 81 unit, tipe 36/78 sebanyak 92 unit, tipe 38/84 sebanyak 90 unit, tipe 45/98 sebanyak 67 unit, tipe 54/105 sebanyak 51 unit, tipe 72/120 sebanyak 39 unit, dan tipe 120/170 sebanyak 36 unit. Dari jumlah unit rumah tersebut diperoleh pendapatan sebesar Rp 167.340.000.000,00. =========================================================================================================== In planning the number of types of houses are built on a housing needs to be optimized in order to achieve maximum revenue. This study has the objective to determine the interest and ability of consumers to the house types on offer and optimize the quantity of each type in order to obtain maximum revenue. Object of research in this final project is the Green Menganti Regency Housing, Gresik. To determine the consumer's interest to house types on offer is by distributing questionnaires to the society Gresik and prospective buyers. The ability of consumers are analyzed by the Statistics Indonesia. Optimization of the number of units is done with a linear program. The first step is to determine the variables that will be used, and then determined the function of the objectives and limits. These limits include the concept of balanced residential, land, purchasing power of the people, the public interest, and capital constraints built the house in the first year. From the results of research known types of housing most in demand by society in Kabupaten Gresik is small type homes in the following order: the home as much as 20.1% of type 36/78, 38/84 type as much as 19.8%, 30/72-type as much as 17.95%, 45/98 type as much as 14.6%, as much as 11.2% of type 54/105, 72/120 type as much as 8.6%, and the type 120/170 as much as 7.9%. The number of people who have the ability to purchase each type of house that offered as many types as 13:42 30/72%, 36/78-type% as much as 8:31, 8:31% as much as the type 38/84, 45/98 type as much as 4:48%, 54/105 type as much as 1.92 %, 72/120 type as much as 0.64%, 120/170 type as much as 0.64%. From the results obtained by the optimization of the most optimum number of housing units for as many as 81 units of type 30/72, 36/78 type as many as 92 units, 90 units of type 38/84, 45/98 type as many as 67 units, 51 units of type 54/105 , a total of 39 units of type 72/120 and 120/170 type as many as 36 units. Of the number of housing units were acquired revenue of Rp 167,340,000,000.00.
