Abstract

The Jagir Apartment merupakan salah satu gedung hunian berupa apartmen di Surabaya. Gedung ini memiliki 2 lantai basement yang diperuntukkan sebagai lahan parkir serta area GWT dan STP dengan kedalaman galian sedalam 10.5 meter. Berdasarkan hasil boring hingga kedalaman 60 meter, didapatkan hasil bahwa jenis tanah didominasi oleh jenis tanah lempung berlanau dengan konsistensi soft to medium, serta muka air tanah yang terletak pada permukaan. Maka dari itu, diperlukan dinding penahan tanah untuk mencegah terjadinya kelongsoran pada galian yang cukup dalam dan kondisi tanah yang lunak. Proyek ini memilih secant pile sebagai dinding penahan tanah dengan diameter 0,8 meter, jarak 1.2 meter, dan panjang dinding 23 meter. Pekerjaan dinding penahan tanah menggunakan metode bored pile agar proses pelaksanaannya tidak menimbulkan gangguan suara dan getaran yang berlebihan dikarenakan posisi proyek yang dekat dengan lingkungan warga yaitu area pasar.
Tetapi terdapat masalah yang muncul, yaitu adanya keruntuhan pada dinding penahan tanah yang menyebabkan bangunan yang berdekatan dengan proyek juga mengalami keruntuhan. Dengan beban sebesar 11.53 kN/m2, hasil pemodelan menggunakan Plaxis menunjukan defleksi yang cukup besar pada struktur eksisting yaitu 1.083 m dengan safety factor 1.082. Berdasarkan SNI 8460 tahun 2017 bahwa syarat maksimum defleksi yang terjadi adalah 5.25 cm. Sehingga diusulkan perbaikan struktur agar keruntuhan selanjutnya tidak terjadi dengan menambahkan bored pile Ø1000 mm di belakang secant pile yang runtuh serta disambungkan menggunakan strut baja profil WF300x300. Selain itu, diusulkan perencanaan ulang struktur secant pile yang efektif untuk memenuhi syarat SNI yaitu dengan struktur secant pile Ø1000 mm dan panjang 26 meter. Perkuatan yang dipilih adalah 4 lapisan strut baja serta menggunakan metode galian open cut.

The Jagir Apartment is one of the residential building of an apartment in Surabaya. This building has 2 basement floors that is allocated as parking lot and GWT and STP area with the depth of the excavation as deep as 10.5 meters. Based on boring results up to a depth of 60 meters, obtained the result that the type of soil is dominated by clay soil with soft to medium consistency, as well as ground water surface that is located on surfaces. Therefore, a soil retaining wall is required to prevent loosening of deep enough excavation and soft soil conditions. The project chose secant pile as a retaining wall with 0.8 meters of diameter with 1.2 meters spacing, and 24 meters of wall length. Ground retaining wall work using the bored pile method, so that the implementation process does not cause noise disturbance and excessive vibration because the project position close to the citizen environment that is the market area.
But there is a problem that arises, that is the collapse of the retaining wall that causing the building adjacent to the project is also experiencing collapse. With a load of 11.53 kN/m2, the modeling using Plaxis indicates a large enough deflection in the existing structure that is 1.083 m with safety factor 1.082. Based on SNI 8460 - 2017 the maximum requirement of deflection occurs is 5.25 cm. The improvement of the structure is proposed, so that the further collapse does not occur by adding bored pile Ø 1000 mm behind the collapsed secant pile and connected by a profile steel strut WF300x300. Furthermore, replanning is proposed to get qualified structure based on SNI with a secant pile structure Ø 1000 mm and 26 meters length. The chosen of supporting system is 4 layers of steel strut and using the open cut method.
