Abstract

Penyusunan proposal proyek akhir terapan yang berjudul “Estimasi Waktu dan Biaya Pelaksanaan Pembangunan Gedung Main Office PT Mega Surya Mas Sidoarjo dengan Konstruksi Halfslab” ini dibuat berdasarkan proyek pembangunan Gedung Main Office PT Mega Surya Mas Sidoarjo. Gedung ini berlokasi di Jl. Tambak Sawah 32, Waru Sidoarjo. Jawa Timur. Gedung yang sedang dibangun ini memiliki 5 lantai. Data sekunder yang diperoleh dari pihak pelaksana adalah gambar struktur yang meliputi standar detail, denah gedung, denah pondasi, denah pembalokan, denah tie beam, kolom dan tangga.
Gedung Main Office PT Mega Surya Mas ini merupakan gedung dengan rangka beton. Pelaksanaan pekerjaan struktur beton pada gedung ini dilakukan dengan metode yang sama yakni cor ditempat. Pekerjaan struktur berupa kolom, pelat dan tangga dilaksanakan dengan metode pengecoran beton konvensional yaitu pengecoran di tempat atau yang biasa disebut pengecoran in situ sedangkan untuk pekerjaan struktur pelat dilaksanakan dengan metode halfslab precast. Oleh karena itu, pada proposal tugas akhir terapan ini akan dibahas mengenai estimasi waktu dan biaya pelaksanaan pembangunan Gedung Main Office PT Mega Surya Mas Sidoarjo dengan konstruksi hlafslab.
Estimasi waktu dan biaya pelaksanaan proyek dilakukan dengan cara menyusun item pekerjaan, menghitung volume tiap pekerjaan, menghitung produktivitas alat berat dan pekerja, menghitung durasi pekerjaan, serta menyusun jadwal masing-masing item pekerjaan. Dalam perhitungan ini penyusunan jadwal tiap item pekerjaan dilakukan dengan menggunakan metode yakni Network Planning pada software Microsoft Project, sedangkan penjadwalan pada proyek disajikan dalam bentuk Kurva S. Perhitungan waktu dan biaya pelaksanaan tersebut dihitung berdasarkan metode pelaksanaan yang digunakan dalam proyek yang sesuai dengan teori dan berbagai referensi yang disebutkan dalam kepustakaan yang kemudian dikaitkan dengan kondisi di lapangan.
Dalam pengerjaan tugas akhir ini perhitungan biaya menggunakan peraturan meteri PUPR no 28 tahun 2016. Hasil akhir pada Tugas Akhir Terapan ini adalah rekapitulasi biaya pelaksanaan proyek, metode pelaksanaan yang digunakan, durasi pelaksanaan proyek, serta kurva S.
Dari hasil analisa, didapatkan durasi pekerjaan selama 115 hari kerja dan biaya pelaksanaan sebesar Rp 7.733.549.513,-

The proposal for drafting an applied final project proposal entitled "Estimated Time and Cost of Implementation of the Main Building of PT Mega Surya Mas Sidoarjo with Halfslab Construction" was made based on the construction project of PT Mega Surya Mas Sidoarjo Head Office Building. This building is located on Jl. Tambak Sawah 32, Waru Sidoarjo. East Java. The building under construction has 5 floors. Secondary data obtained from the executor are structural drawings including standard details, building plans, foundation plans, logging plans, tie beam plans, column and stairs.
The PT Mega Surya Mas Head Office Building is a concrete frame building. The implementation of the concrete structure work in this building is carried out using the same method, namely cast in place. Structural work in the form of columns, plates and stairs is carried out using the conventional concrete casting method, casting in place or commonly called casting there, while the structural work is carried out using the half-slab precast method. Therefore, in this applied final project proposal will discuss the time and cost of implementing the construction of the PT Mega Surya Mas Sidoarjo Head Office Building with hlafslab construction.
Estimation of the time and cost of project implementation is done by arranging work items, calculating the volume of each work, calculating the productivity of heavy equipment and workers, calculating the duration of work, and compiling a schedule for each work item. In this calculation, the preparation of the schedule for each work item is carried out using the method, namely Network Planning in Microsoft Project software, while the project scheduling is presented in the form of an S curve. The calculation of the time and cost of the implementation is calculated based on the implementation method used in the project in accordance with the theory and various references given in the literature given the conditions in the field.
In carrying out the final project cost calculations using the PUPR material regulation No. 28 of 2016. The final result in this Applied Final Project is a recapitulation of project implementation costs, project implementation, and the S curve.
The result of analysis is the cost for this project is Rp.7.733.549.513,- with time implementation 115 days.
