Abstract

Kebutuhan terhadap hunian bagi generasi di Jakarta Barat semakin meningkat setiap tahunnya. Di sisi lain, besarnya permintaan terhadap hunian oleh generasi millennial di Jakarta Barat tidak sejalan dengan data okupansi hunian vertikal yang cenderung menurun. Keadaan tersebut disebabkan karena dalam penyediaan apartemen belum dipahami preferensi lokasi hunian vertikal yang dibutuhkan generasi milenial. Maka dari itu, tujuan dari penelitian ini adalah merumuskan prioritas kriteria lokasi hunian vertikal generasi milenial.
Penelitian ini menggunakan tiga teknik analisis, yang pertama adalah analisis statistic deskriptif melalui uji statistic. Teknik ana-lisis ini dilakukan untuk mengidentifikasi karakteristik generasi milenial yang mempengaruhi preferensi dalam memilih hunian. Selanjutnya, dilakukan Teknik analisis Analytic Network Process (ANP) yang bertujuan untuk menganalisis preferensi prioritas kriteria lokasi hunian vertikal generasi milenial berdasarkan karakteristiknya. Analisis selanjutnya adalah analisis deskriptif untuk menginterpretasikan data serta memberikan kesimpulan terhadap penelitian sehingga dapat mencapai tujuan penelitian yaitu meru-muskan prioritas kriteria lokasi hunian vertikal generasi milenial.
Berdasarkan hasil analisis ditemukan bahwa karakteristik gen-erasi milenial yang berbeda-beda dan menghasilkan prioritas yang berbeda-beda. Pada fase early adulthood usia 20-24 tahun adalah Aksesibilitas, Keamanan dan Kenyamanan, Prasarana, Sarana, dan Tata Ruang. Dengan sub kriteria prioritas yaitu kedekatan hunian dengan fasilitas moda transportasi publik, jaringan jalan, Bebas Polusi, Keamanan Terjamin, Resilient terhadap Bencana. Pada usia 25-29 tahun kriteria prioritas pemilihan lokasi hunian vertikal ada-lah Tata Ruang, Aksesibilitas, Sarana, Prasarana, Keamanan dan Kenyamanan. Sedangkan sub kriteria prioritas adalah sub kriteria harga lahan, Jaringan Jalan, Fasilitas Moda Transportasi Publik, Zonasi, Sarana Kesehatan. Pada usia 30-34 tahun adalah Aksesibil-itas, Keamanan dan Kenyamanan, Sarana, Prasarana, Tata Ruang. Sub kriteria prioritas lima diantaranya adalah jaringan jalan, Fasilitas Transportas Publik, Harga Lahan, dan Sarana Kesehatan. Sedangkan pada fase Midlife usia 35-40 tahun, kriteria prioritas adalah Aksesibilitas, Tata Ruang, Keamanan dan kenyamanan, Prasaran, dan Sarana. Sub kriteria prioritas lima diantaranya ada-lah jaringan jalan, Fasilitas Transportasi Publik, Harga Lahan, Zonasi, dan Sarana Kesehatan. Dan setiap fase milenial sama-sama memprioritaskan sub kriteria jaringan telepon sebagai prioritas terakhir.

Every year, the demand for homes among the millennial age in West Jakarta grows. On the other hand, the high demand for homes among the millennial age in West Jakarta does not correspond to the declining vertical occupancy figures. This situation arises from the fact that apartment providers have failed to grasp the millennial generation's vertical residential location choices. Therefore, the purpose of this study is to formulate the most important criteria for millennial generation vertical residential locations.
This study uses three analytical techniques, the first is descriptive statistical analysis, which is carried out using statistical tests. This method of analysis uses to determine the characteristics of the millennial generation that influence housing preferences. Furthermore, the Analytic Network Process (ANP) analysis technique used aims to analyze the criteria preference for the millennial generation's vertical residential site priorities based on their characteristics. The descriptive analysis follows which interprets the data and draws conclusions for the study in order to achieve the study objectives, formulating priority criteria for the millennial generation's vertical residential location.
According to the findings of the study, the millennial genera-tion has distinct characteristics that result in distinct objectives. Accessibility, Security and Comfort, Infrastructure, Facilities, and Spatial Planning are The criteria priority preferences of early adulthood for those aged 20 to 24 years. With priority sub-criteria such as housing accessibility to public transportation, road network, pollution-free, guaranteed security, and disaster-resistant. Spatial Planning, Accessibility, Facilities, Infrastructure, Security, and Comfort are the most important criteria for choosing a vertical residential location for people aged 25 to 29. While land price sub-criteria, road network, public transportation mode facilities, zoning, and health facilities are priority sub-criteria. Accessibility, security and comfort, facilities, infrastructure, and spatial planning The criteria priority preferences to people aged 30-34. The five priority sub- criteria include road network, public transportation facilities, land prices, and health facilities. Meanwhile, in the Midlife phase, aged 35-40 years, the priority criteria are Accessibility, Spatial Planning, Security and Comfort, Infrastructure, and Facilities. The five priority sub-criteria include road network, public transportation facilities, land prices, zoning, and health facilities. And every millennial phase equally prioritizes the telephone network sub-criteria as the last priority.
