Abstract

Pembangunan proyek Apartemen Caspian Grand Sungkono Lagoon Surabaya beralat di Jalan Abdul Wahab Siamin Kav.9 Kelurahan Putat Gede, Kecamatan Sukomanunggal, Surabaya. Proyek ini merupakan Superblock Grand Sungkono Lagoon yang terdiri dari 5 tower (3 tower apartemen, 1 tower perkantoran, dan 1 tower hotel) total luas Superblock ini yakni 3,5 hektar. Pemilik proyek yaitu PT. PP (Properti) yang menunjuk PT. PP (Persero), Tbk sebagai kontraktor dengan jenis kontrak Lumpsum Fixed Price. Luas bangunan dari Apartemen Caspian grand Sungkono Lagoon yaitu 68650 m2, tinggi bangunan 177,35 meter, jumlah lantai 48 lantai, dan floor to floor 3,35 meter.
Proyek akhir ini berfokus pada lantai 6 sampai dengan lantai 20 dan hanya menghitung bagian struktur saja diantaranya pekerjaan balok, pekerjaan kolom, pekerjaan pelat lantai, pekerjaan shear wall, dan pekerjaan tangga.
Perhitungan waktu dan biaya pelaksanaan menggunakan metode pelaksanaan konvensional. Langkah-langkah perhitungan antara lain melakukan perhitungan volume pekerjaan, melakukan perhitungan produktivitas pekerja dan alat berat, melakukan perhitungan durasi pekerjaan, melakukan perhitungan biaya pekerjaan, melakukan penjadwalan (menggunakan metode CPM), dan membuat kurva s.
Referensi utama yang digunakan untuk perhitungan waktu dan biaya konstruksi menggunanakan Buku Analisa cara Modern Anggaran Biaya Pelaksanaan dengan penulis Ir. A. Soedrajat S, penerbit “NOVA” dan tahun penulisan 1984. Koefisien pekerja dan bahan menggunakan acuan HSPK 2021 (dengan infalsi BI) dan biaya yang digunakan menggunakan harga survey ke lapangan maupun via online. Pengerjaan perhitungan waktu dan biaya pelaksanaan ini menggunakan program bantu Microsoft Project 2016.
Hasil analisa diperoleh waktu pelaksanaan 613 hari dengan biaya pelaksanaan yakni Rp 119.570.229.674,- (Seratus Sembilan Belas Milyar Lima Ratus Tujuh Puluh Juta Dua Ratus Dua Puluh Sembilan Ribu Enam Ratus Tujuh Puluh Empat Rupiah) belum termasuk biaya K3 dan biaya tidak langusng. Biaya K3 diasumsikan 1,5% dari biaya total sehingga Biaya untuk K3 adalah Rp. 1.793.553.445,- (Satu Milyar Tujuh Ratus Sembilan Puluh Tiga Juta Lima Ratus Lima Puluh Tiga Ribu Empat Ratus Empat Puluh Lima Rupiah).

The construction of the Caspian Grand Sungkono Lagoon
Apartment project in Surabaya is located at Road Abdul Wahab
Siamin Kav.9, Putat Gede Village, Sukomanunggal District,
Surabaya. This project is a Grand Sungkono Lagoon Superblock
which consists of 5 towers (3 apartment towers, 1 office tower, and 1
hotel tower) with a total area of 3.5 hectares. The project owner,
namely PT. PP (Property) which appointed PT. PP (Persero), Tbk as
a contractor with a Lumpsum Fixed Price contract type. The building
area of the Caspian Grand Sungkono Lagoon Apartment is 68650 m2,
the building height is 177.35 meters, the number of floors is 48 floors,
and the floor to floor is 3.35 meters.
This final project focuses on the 6th to the 20th floor and only
calculates the structural parts including beam work, column work,
floor slab work, shear wall work, and ladder work.
Calculation of implementation time and costs using conventional
implementation methods. The calculation steps include calculating the
volume of work, calculating the productivity of workers and heavy
equipment, calculating the duration of the work, calculating the cost
of work, scheduling (using the CPM method), and making a S Curve.
The main reference used for the calculation of construction time
and costs are using the Book of Analysis of the Modern Way of
Budgeting Implementation with the author Ir. A. Soedrajat S,
publisher of "NOVA" and year of writing 1984. The coefficient of
labor and materials uses the 2021 HSPK reference (with BI inflation)
and the costs used use survey prices in the field or via online. Work
on the calculation of the time and cost of this implementation using
the Microsoft Project 2016 toolkit.
The results of the analysis obtained that the implementation time
was 613 days with an implementation cost of Rp. 119,570,229,674, -
(One Hundred Nineteen Billion Five Hundred Seventy Million Two
Hundred Twenty Nine Thousand Six Hundred Seventy Four Rupiah)
excluding K3 costs and indirect costs. OHS costs are assumed to be
1.5% of the total costs so that the OHS costs are Rp. 1,793,553,445,-
(One Billion Seven Hundred Ninety Three Million Five Hundred Fifty
Three Thousand Four Hundred Forty Five Rupiah)
