Abstract

Pada pelaksanaan proyek konstruksi, besar kemungkinan untuk terjadi rework. Rework merupakan salah satu faktor dalam terjadinya pembengkakan biaya dalam suatu proyek konstruksi, terutama pada proyek high rise building. Oleh karena itu, perlunya diadakan penelitian terhadap biaya akibat faktor-faktor penyebab terjadinya rework. Objek pada penelitian ini adalah proyek pembangunan Apartemen Gunawangsa Tidar Surabaya, periode 2015-2017. Penelitian diawali dengan mengidentifikasi item-item rework yang terjadi dengan kajian pustaka dan survey lapangan, yang akan ditanyakan melalui interview dan kuesioner kepada beberapa pihak kontraktor yang terlibat (responden). Hasilnya kemudian diolah dengan perhitungan statistik, dikarenakan persepsi setiap responden yang berbeda. Hasil perhitungan statistik akan menunjukkan item-item rework yang paling sering terjadi pada proyek ini. Kemudian dilakukan interview untuk mengetahui faktor-faktor penyebab dari setiap item rework tersebut. Hasil interview kemudian dianalisis menggunakan FTA (Fault Tree Analysis), sehingga diketahui Basic Events dari setiap item rework. Untuk nilai probabilitas (P) setiap Basic Event didapat melalui interview. Probabilitas Basic Event digunakan menghitung probabilitas Intermediate Event dan Top Event. Untuk impact (I) terhadap biaya dari setiap item rework didapat melalui interview maupun NC (Non-Conformance). Probabilitas dan impact tadi digunakan untuk menghitung biaya perkiraan/Expected Monetary Value (EMV) akibat faktor penyebab awal (Intermediate Event tingkat 1) dari setiap item rework. Kesimpulan dari penelitian ini adalah diketahuinya item-item rework yang sering terjadi pada proyek, yaitu repair kolom/shearwall yang melembung, repair kolom/shearwall yang keropos, repair kolom/shearwall yang retak, dan repair precast facade yang retak gompal. Berdasarkan hasil analisis juga disimpulkan bahwa faktor-faktor penyebab awal dari setiap item rework tersebut, yaitu Faktor Kesalahan Pelaksanaan di Lapangan (Intermediate Event B) dan Faktor Kesalahan Manajerial oleh Site Engineering (Intermediate Event C). Kesimpulan yang terakhir dari penelitian ini adalah diketahuinya biaya perkiraan (EMV) akibat Intermediate Event B dan Intermediate Event C dari setiap item rework tersebut, dimana yang terkecil adalah Rp 20.664,00 dan yang terbesar Rp 510.000,00. ================================================================================================================== In a construction project, it is common that reworks occur. Rework is one of the factors that could increase the construction cost, especially in the high rise building construction case. Thus, in order to minimali ze these events, it is important to carried out a research up on costs demand due to cause factors of rework . The object of this research wa s Gunawangsa Tidar Apartment Surabaya construction, in 20 15 - 2017 period. This research was started by identifying the kind of rework items which occurred in the co nstruction site throughout literature studies and survey, th at the results will be asked to some of th e contractor employees (respondents) throughout interviews and quationnaires. The answers of the interview and questionnaire will be processed using statistic calculation due to the different perception of each respondent. Based on the calculation before it’s shown the most common rework i tems in this project. From those rework items, t he causal factors for each of them will be determine d after . Then, the answers of the interview will be analyzed using FTA (Fault Tree Analysis). So that, the Basic Events of each rework item can be obtained. For the probability (P) of each Basic Event, will be obtained by the interview. The probability of the bas ic events we re used to calculate the probability of the Intermediate Event. For the impact (I) of each rework items will be obtained by the interviews and NC (Non Conformance) files. These pro ba bilities (P) and impacts (I) we re used to calculate the Expected Monetary Value (EMV) for the major causes (Intermediate Event lev el 1) of each rework item . Throughout this research were discovered several rework items that mostly occurred in this construc tion project which are, bulging concrete column/shearwall repair, porous concrete column/shearwall repair, cracked concrete column/shearwall repair, and cracked facade precast repair. In addition, the rework factors such as Poor Implementation Method (Intermediate Event B) and Poor Site Engineering Managerial (Intermediater Event C) which known as major causes of those rework items are obtained. And the last result of this research is obtaining the EMV of those 2 Intermediate Events, which is the lowest one is Rp 20.664,00 and the highest one is Rp 510.000,00
