Abstract
Saat ini pertumbuhan penduduk semakin meningkat, sehingga semakin meningkat pula permintaan akan hunian. Pada era modern ini, pembangunan hunian vertikal atau gedung bertingkat tinggi (high rise building) sangatlah diminati oleh masyarakat. Hal ini menuntut adanya inovasi teknologi untuk menekan biaya dan mempercepat penyelesaian suatu proyek konstruksi gedung bertingkat tinggi. Salah satu upaya penghematan waktu dan biaya pelaksanaan suatu konstruksi beton gedung bertingkat tinggi dapat dilakukan dengan meminimalisir penggunaan material bekisting atau pemanfaatan berulang terhadap material bekisting (rotasi bekisting).
Tugas Akhir ini bertujuan untuk menganalisis metode rotasi pekerjaan bekisting yang paling optimal dari segi waktu dan biaya untuk dilaksanakan dalam Proyek Hotel Lifestyle Surabaya.. Metode rotasi bekisting yang akan direncanakan yaitu rotasi bekisting 1,5 lantai sampai dengan rotasi bekisting 2,5 lantai dengan jenis bekisting semi sistem.
Dari grafik pareto optima, didapatkan hasil yang paling optimal dari segi waktu dan biaya yaitu metode rotasi 2 lantai
dengan durasi pelaksanaan selama 107 hari dan biaya Rp 1.992.516.097,00. Sedangkan untuk rotasi 1,5 lantai diperoleh durasi pelaksanaan selama 126 hari dan biaya Rp 1.972.279.747,00 serta untuk rotasi 2,5 lantai diperoleh durasi pelaksanaan 105 hari dan biaya Rp 2.180.620.423,00

As population growth continues to increase, so the demand for occupancy is also increasing. In this modern era, the construction of vertical housing or high-rise buildings is now highly-interester by the public. This calls for technological innovation to reduce costs and accelerate the completion of a high-rise building project. One of the effort to reduce time and cost of execution of a high-rise concrete building construction can be done by minimizing the use of formwork material or recurrent use of formwork material (rotation formwork).
This writing aims to analyze the method of rotation of the most optimal formwork activities in terms of time and cost to be implemented in Hotel Lifestyle Project Surabaya. Conducted by making some alternatives of formwork rotation, which is 1,5 floor, 2 floor, and 2,5 floor, and the division of 2 zone on each floor by using semi form system forming. In each alternative method performed the stages of literature study and data collection, identification of formwork forces, implementation scenarios, and analysis. In the analysis phase, the things that will be count are material needs, productivity & duration, cost, and waste material. Then the alternative choice method will be done by using pareto optima.
From pareto optima chart, the most optimal result in terms of time and cost to be implemented in Hotel Lifestyle Surabaya Project is 2 floor rotation method with duration of implementation for 107 days and cost Rp 1,992,516,097,00. As for the rotation of 1.5 floors obtained duration of implementation for 126 days and cost Rp 1.972.279.747,00 and for the rotation of 2.5 floors obtained the duration of the implementation of 105 days and costs Rp 2.180.620.423,00
