Abstract

Proyek Pembangunan Vimala Hills Villa & Resort Bogor
dituntut untuk selesai tepat waktu agar kepercayaan konsumen
tetap terjaga. Untuk mencapai hal itu dibutuhkan suatu
pengendalian yang harus diketahui terlebih dahulu melalui
kinerja proyek yang sedang berlangsung. Salah satu cara untuk
mengetahui kinerja proyek tersebut yaitu dengan metode Earned
Value yang mengintegrasikan aspek biaya, waktu dan prestasi
kerja. Oleh karena itu, analisa Earned Value ini diterapkan pada
Proyek Pembangunan Vimala Hills.
Kinerja proyek dianalisa berdasarkan indeks kinerja
biaya (Cost Performance Index) dan waktu (Schedule
Performance Index). Perhitungan didasarkan pada nilai rencana
(Planned Value), nilai hasil (Earned Value) dan biaya aktual
(Actual Cost).
Pengendalian kinerja ditinjau selama 8 minggu yaitu
minggu ke-79 sampai minggu ke-86. Hasil analisa pada minggu
ke-86 menunjukan bahwa biaya yang dikeluarkan lebih besar
dari yang direncanakan dan waktu pelaksanaannya lebih lama
dari rencana yang ditunjukan dengan nilai CPI = 0.9237 (CPI
<1) dan nilai SPI = 0.5828 (SPI<1). Hasil perhitungan perkiraan
biaya akhir proyek sebesar Rp 1,084,729,729,992.90 dengan

waktu pelaksanaan 226 minggu yang berarti lebih lambat dari
jadwal yang direncanakan.

Development Project of Vimala Hills Villa & Resort
Bogor required to be completed on time so that the consumer
trust and loyalty is maintained. To achieve this it needs a control
that must be known in advance the performance of ongoing
projects. One of the way to determine the performance of the
project is Earned Value Analysis. Earned Value method
integrates three aspects which are cost, time and performance.
Therefore, Earned Value analysis is applied for the Vimala Hills
Development Project.
Project Performance is analyzed based on the
performance index of costs and time . Calculations are based on
the value of Planned Value , Earned Value and Actual Cost.
Controlling performance is reviewed for 8 weeks from
week of 79 until week of 86. The results of the analysis at week of
86 showed that the costs were higher than planned and the
execution time is longer than the plan indicated by the CPI value
= 0.9237( CPI < 1 ) and SPI value = 0,5828 ( SPI < 1 ). The
results of the project's final cost estimate calculation Rp
1,084,729,729,992.90 and the execution time is 226 weeks which
means longer than planned schedule.
