Abstract

Peningkatan jumlah penduduk di Indonesia mendorong kebutuhan akan rumah tinggal yang semakin meningkat. Peningkatan kebutuhan akan rumah juga terjadi di Kecamatan Kedungpring Lamongan, yang dialokasikan sebagai daerah permukiman, yang menyebabkan pesatnya pembangunan perumahan. Perumahan Graha Kedung Baru merupakan perumahan residensial dengan lokasi yang stategis. Perumahan ini menawarkan rumah dengan tipe 1 (21,75/60) dan tipe 2 (30/60). Banyaknya pembangunan perumahan yang dilakukan mendorong adanya kompetisi harga sebagai salah satu acuan pemilihan rumah. Penelitian ini bertujuan untuk menentukan harga jual unit rumah pada perumahan Graha Kedung Baru. Untuk menganalisis harga jual dilakukan dengan metode Analisis Titik Impas dan Analisis Marginalitas. Metode ini mempertemukan kurva biaya dan kurva pendapatan untuk menentukan harga. Kurva biaya diperoleh dari biaya tetap dan biaya variabel, sedangkan kurva pendapatan diperoleh dari kurva permintaan. Dari hasil analisis yang telah dilakukan dapat disimpulkan harga jual unit rumah yang sesuai dengan analisis biaya dan analisis permintaan pasar pada proyek Graha Kedung Baru. Harga Jual Tipe 1 adalah Rp 264.000.000,00 dengan jumlah unit rumah 132 unit. Harga Jual Tipe 2 adalah Rp349.100.000,00 dengan jumlah unit rumah 88 unit.

The increase in population in Indonesia is driving the need for residential housing to increase. An increase in the need for housing also occurred in Kedungpring Lamongan District, which was allocated as a residential area, which led to rapid housing development. Graha Kedung Baru Housing is a residential housing complex with a strategic location. This housing complex offers houses with type 1 (21.75/60) and type 2 (30/60). The large number of housing developments being carried out has encouraged price competition as a reference for selecting a house. This research aims to determine the selling price of housing units in the Graha Kedung Baru housing complex. To analyze the selling price, use the Break-even Analysis and Marginality Analysis methods. This method brings together the cost curve and the revenue curve to determine the price. The cost curve is obtained from fixed costs and variable costs, while the income curve is obtained from the demand curve. From the results of the analysis that has been carried out, it can be concluded that the selling price of the housing units is in accordance with the cost analysis and market demand analysis for the Graha Kedung Baru project. The selling price for Type 1 is IDR 264,000,000.00 with a total of 132 housing units. The selling price for Type 2 is IDR 349,100,000.00 with a total of 88 housing units.
