Abstract

Pada pekerjaan pemasangan dinding di proyek Apartemen Taman Permata Buana Jakarta mengalami keterlambatan karena faktor proses pengulangan pekerjaan, kerusakan alat dan faktor waktu tunggu bahan maupun pekerjaan. Konsekuensi dari keterlambatan tersebut menyebabkan kerugian bagi perusahaan dari segi waktu, pembengkakan biaya, dan sisa material pakai yang cukup banyak. Sehingga perlu dilakukan perbaikan melalui penelitian ini. Metodologi lean construction diterapkan untuk mengidentifikasi current state mapping dan menganalisis aktivitas non-value added di dalam alur proses pengerjaan. Langkah pertama yang dilakukan yaitu mengidentifikasi alur proyek, waktu dan waste dengan mengadakan FGD dan kuesioner kepada 10 orang yang berperan langsung di dalam proyek yaitu site manager, mandor, supervisor, bagian gudang dan tukang. Hasil dari identifikasi seven waste adalah unnecessary processing (29,69%), over production (15,52%) dan defects (14,53%) sebagai 3 waste terbanyak yang terjadi di lapangan. Langkah kedua yaitu megeliminasi matrix VALSAT sehingga dihasilkan pilihan metode selanjutnya menggunakan Process Activity Mapping (PAM). Aktivitas saat ini yang termasuk value added yaitu sebesar 47% persen dan non-value added sebesar 25%. Dan setelah direncanakan upaya perbaikan dengan menggunakan tool Process Activity Mapping, maka aktivitas yang termasuk value added meningkat menjadi sebesar 75% dan non-value added menurun menjadi 20%. Hasil yang diperoleh Value added ratio (VAR) sebelum perbaikan mempunyai prosentase nilai sebesar 60,05%, sedangkan setelah penerapan perbaikan nilai VAR menjadi 75,77% sehingga ada peningkatan value added besar 15,72%.

"In the wall installation work at the Taman Permata Buana Apartment project in Jakarta, delays occurred due to factors such as rework processes, equipment damage, and waiting times for materials and tasks. These delays caused significant losses for the company in terms of time, cost overruns, and substantial leftover materials. Therefore, improvements are necessary, which this study aims to address. The lean construction methodology was applied to identify the current state mapping and analyze non-value-added activities within the workflow. The first step involved identifying the project flow, time, and waste by conducting Focus Group Discussions (FGD) and distributing questionnaires to 10 individuals directly involved in the project, including the site manager, supervisor, warehouse staff, and workers. The results of the seven wastes identification revealed that unnecessary processing (29.69%), overproduction (15.52%), and defects (14.53%) were the top three most prevalent wastes occurring on-site. The second step is to eliminate the VALSAT matrix, leading to the selection of Process Activity Mapping (PAM) as the next method. The current value-added activities account for 47%, while non-value-added activities make up 25%. After implementing improvement efforts using Process Activity Mapping (PAM), value-added activities increase to 75%, while non-value-added activities decrease to 20%. The results show that the Value Added Ratio (VAR) before improvements had a percentage of 60.05%, whereas after implementing improvements, the VAR increased to 75.77%, leading to a 15.72% increase in value-added activities"
