Abstract
Perkembangan industri konstruksi di Indonesia mendorong pemerataan pembangunan infrastruktur, namun banyak proyek masih direncanakan secara konvensional sehingga sering mengalami pembengkakan biaya dan keterlambatan akibat perencanaan yang kurang akurat. Keberhasilan pelaksanaan proyek sangat bergantung pada manajemen yang efektif, termasuk perhitungan volume pekerjaan (quantity take off), estimasi biaya, dan penjadwalan. Seiring meningkatnya kompleksitas desain, permintaan, dan jumlah stakeholder yang terlibat, diperlukan metode manajemen proyek yang terintegrasi dan efisien. Penggunaan Building Information Modeling (BIM) diterapkan untuk perhitungan quantity take off dan penjadwalan pada proyek pembangunan Gedung Pelayanan RS Pusat Otak Nasional (RS PON). Software BIM yang digunakan adalah Autodesk Revit dan Navisworks dengan konsep BIM 5D, serta dibandingkan dengan metode konvensional pada perhitungan volume beton, bekisting, tulangan, analisis produktivitas pekerja, durasi, dan rencana anggaran biaya (RAP). Dengan mengimplementasikan penggunaan BIM didapatkan hasil yang lebih rendah dibandingkan metode konvensional pada quantity take off sebesar 2,3% untuk volume beton, 4,6% untuk volume pembesian, dan 3,3% untuk volume bekisting. Untuk perencanaan penjadwalan diperoleh efisiensi waktu selama 6 hari lebih cepat penggunaan BIM dibandingkan metode konvensional. Dari perhitungan biaya didapatkan deviasi sebesar 3,2% lebih rendah penggunaan BIM dibandingkan metode konvensional.

The development of the construction industry in Indonesia has driven equitable infrastructure development; however, many projects are still planned conventionally, often resulting in cost overruns and delays due to inaccurate planning. The success of project implementation largely depends on effective management, including quantity take-off calculations, cost estimation, and scheduling. As design complexity, demand, and the number of stakeholders involved continue to increase, an integrated and efficient project management method is required. Building Information Modeling (BIM) was implemented for quantity take-off and scheduling in the construction project of the National Brain Center Hospital (RS PON) Service Building. The BIM software used includes Autodesk Revit and Navisworks, applying the 5D BIM concept, and was compared to conventional methods in calculating concrete, formwork, and reinforcement volumes, as well as analyzing labor productivity, duration, and cost plans (RAP). The implementation of BIM resulted in lower outcomes compared to conventional methods, with reductions of 2.3% for concrete volume, 4.6% for reinforcement volume, and 3.3% for formwork volume in quantity take-off. In scheduling, BIM demonstrated a time efficiency of 6 days faster than the conventional method. Cost calculations also showed a deviation of 3.2% lower when using BIM compared to conventional methods.
