Abstract

Building information modelling (BIM) merupakan salah satu bentuk metode dalam pengelolaan proyek yang saat ini mulai banyak diterapkan. Penerapan BIM di Indonesia sudah diatur dalam beberapa peraturan perundang-undangan. BIM dapat menjadi solusi untuk mengatasi dan meminimalisir risiko adanya permasalahan yang mungkin ditimbulkan oleh penerapan metode pengelolaan proyek konvensional. Oleh karena itu, pada penelitian ini dilakukan penerapan metode BIM pada pekerjaan struktur Proyek Rumah Susun Semanggi (Tower B) Kota Surakarta yang pada kondisi proyek eksisting menggunakan metode pengelolaan proyek secara konvensional. Penerapan metode BIM dilakukan dengan membuat model 3D BIM pada software Autodesk Revit 2025 dengan mengacu pada gambar DED proyek eksisting. Pada model BIM tersebut dilakukan quantity take-off sehingga menghasilkan volume yang mewakili penerapan metode BIM untuk kemudian dibandingkan dengan volume dari BOQ proyek eksisting yang mewakili penerapan metode konvensional. Selain itu, pada penelitian ini juga dilakukan perhitungan waktu dan biaya pelaksanaan untuk masing-masing metode. Hasil penelitian menunjukkan bahwa pada metode BIM diperoleh waktu pelaksanaan selama 184 hari kerja sedangkan pada metode konvensional 182 hari. Metode BIM menghasilkan waktu pelaksanaan 2 hari lebih lama dibandingkan metode konvensional. Pada segi biaya, metode BIM menghasilkan biaya pelaksanaan sebesar Rp17,945,269,443 sedangkan metode konvensional sebesar Rp17,805,805,828. Biaya metode BIM lebih besar 0.78% dibandingkan biaya metode konvensional.

Building information modeling (BIM) is a project management method that is currently being widely implemented. The application of BIM in Indonesia is regulated by several laws and regulations. BIM can be a solution to overcome and minimize the risks of problems that may arise from the application of conventional project management methods. Therefore, this study applied the BIM method to the structural work of Semanggi Apartment Project (Tower B) in Surakarta City, which currently uses conventional project management methods. The BIM method was applied by creating a 3D BIM model in Autodesk Revit 2025 software, referring to the existing project's DED drawings. A quantity take-off was performed on the BIM model, resulting in a volume that represents the application of the BIM method, which was then compared with the volume from the existing project's BOQ, which represents the application of the conventional method. In addition, this study also calculated the implementation time and costs for each method. The results showed that the BIM method took 184 working days to implement, while the conventional method took 182 days. The BIM method resulted in 2 days slower implementation time compared to the conventional method. In terms of cost, the BIM method resulted in an implementation cost of Rp17,945,269,443, while the conventional method resulted in a cost of Rp17,805,805,828. The cost of BIM method was 0.78% higher than the cost of conventional method.
