Abstract

Dalam setiap pelaksanaan pembangunan proyek, perlu dilakukan perhitungan waktu yang tepat dengan tetap memperhatikan biaya yang dikeluarkan. Proyek pembangunan kantor PT. Indah Golden Signature ini berlokasi di Jalan Embong Gayam No. 17 Surabaya. Gedung kantor PT. Indah Golden Signature ini memiliki 11 lantai + 1 lantai atap dengan luas bangunan seluas 5781m^2 dan luas lahan seluas 970 m^2. Pembangunan dilakukan dengan metode konvensional atau cor di tempat. Pada Proyek Akhir ini, pekerjaan yang ditinjau dalam pengerjaan meliputi pekerjaan kolom, shearwall, balok, plat, dan tangga dari lantai 1 hingga lantai atap tangga yang merupakan komponen struktur atas. Metode pelaksanaan yang digunakan dalam pekerjaan pembesian adalah menggunakan alat bar bender serta bar cutter. Sedangkan untuk pekerjaan bekisting menggunakan multiplek dan kayu. Untuk pekerjaan pengecoran menggunakan alat tower crane. Proses perhitungan waktu meliputi perhitungan volume, produktivitas, durasi dan penyusunan jadwal setiap pekerjaan struktur atas bangunan yang kemudian dianalisis menggunakan network planning dengan metode Precendence Diagram Method (PDM). Hasil akhir pada tugas akhir ini meliputi susunan pekerjaan, volume pekerjaan, durasi pekerjaan, rencana anggaran biaya pelaksanaan, dan penjadwalan proyek yang ditampilkan dalam Kurva S. Dari hasil perhitungan yang telah dilakukan, didapatkan hasil biaya total pekerjaan senilai Rp9,690,425,157.00 dengan waktu pelaksanaan 129 hari dan harga per m^2 sebesar Rp18,324,275.

In every construction project, it is necessary to calculate the right time of the project while taking into account the costs incurred. PT. Indah Golden Signature office building construction is located at Jalan Embong Gayam No. 17 Surabaya. This PT. Indah Golden Signature office building has 11 floors + 1 roof floor with a building area of 5781 m^2 and a land area of 970 m^2. Construction is carried out by conventional or cast-in-place methods. In this final project, the works in this construction are the work of columns, shearwalls, beams, plates, and stairs from the 1st floor to the roof of the stair floor which are the upper structural components. The construction implementation method used in the iron work is using bar benders and bar cutters. As for the formwork is using multiplex and wood and for the concrete casting work is using a tower crane. The time calculation process includes the calculation of volume, productivity, duration and scheduling of each work on the structure of the building which is then analyzed using network planning with the Precendance Diagram Method (PDM). The final results in this final project are the composition of the works, the volume of works, the duration of the works, the implementation cost budget plan, and project scheduling which are displayed in the S Curve. From the results of the calculations that have been carried out, the total cost of the works is Rp9,690,425,157.00 with an implementation time of 129 days and total cost per m^2 is Rp18,324,275.
