Abstract

Dalam pelaksanaan struktur beton bertulang, pekerjaan bekisting menempati posisi yang krusial karena berfungsi sebagai cetakan sekaligus penopang beton segar hingga mengeras. Porsinya terhadap total biaya struktur tergolong besar, yakni berkisar 35–60%, dan turut menentukan lamanya waktu pelaksanaan. Pertimbangan tersebut melatarbelakangi pemanfaatan bekisting aluminium sebagai pengganti bekisting konvensional. Berbeda dengan bekisting konvensional, panel aluminium memiliki tingkat pengulangan pemakaian hingga ratusan kali serta mampu memperpendek siklus pengecoran, sehingga efektif diterapkan pada gedung bertingkat berdesain tipikal. Agar perbandingan kedua metode dapat dilakukan secara presisi, penelitian ini menerapkan Building Information Modeling (BIM) yang memadukan pemodelan tiga dimensi, pengendalian volume, dan visualisasi penjadwalan pekerjaan. Penelitian pada tugas akhir ini bertujuan mengevaluasi selisih waktu dan biaya antara metode bekisting konvensional dan aluminium formwork yang diterapkan pada Gedung Perkantoran 13 Lantai di Ragunan, Jakarta Selatan, dengan seluruh lantai berstruktur tipikal. Objek peninjauan dibatasi pada pekerjaan struktur kolom, shear wall, balok, pelat, dan tangga. Tahapan analisis diawali dengan pembuatan model tiga dimensi berbasis BIM guna memperoleh volume pekerjaan yang terkontrol, dilanjutkan perhitungan durasi melalui analisis produktivitas yang kemudian disusun dalam Microsoft Project. Model tersebut selanjutnya dipadukan dengan jadwal pelaksanaan untuk membentuk simulasi 4D menggunakan Autodesk Navisworks Manage, sementara estimasi biaya diperoleh dari analisis harga satuan pekerjaan pada masing-masing metode. Berdasarkan hasil pengolahan data, pelaksanaan struktur dengan bekisting konvensional memerlukan waktu 189 hari kerja dan biaya sebesar Rp39,055,793,877.21 sedangkan penerapan aluminium formwork menghasilkan durasi 162 hari kerja dengan biaya sebesar Rp43,986,943,143.64. Perbandingan tersebut memperlihatkan bahwa metode aluminium formwork mampu mempersingkat waktu konstruksi sekitar 14,3%, meskipun menuntut biaya yang 12,6% lebih besar daripada metode konvensional.

In reinforced concrete construction, formwork occupies a critical position, serving as both the mold and the support for fresh concrete until it hardens. Its share of the total structural cost is substantial, ranging from 35% to 60%, and it considerably affects the project duration. This consideration underlies the adoption of aluminium formwork as a substitute for conventional formwork. Unlike conventional formwork, aluminium panels can be reused hundreds of times and shorten the casting cycle, making them effective for high-rise buildings with typical (repetitive) floor layouts. To enable a precise comparison between the two methods, this study applies Building Information Modeling (BIM), which integrates three-dimensional modeling, quantity control, and work-scheduling visualization. This final project aims to evaluate the difference in time and cost between the conventional formwork and aluminium formwork methods applied to a 13-story office building in Ragunan, South Jakarta, in which all floors share a typical structure. The scope is limited to the structural work of columns, shear walls, beams, slabs, and stairs. The analysis begins with the development of a three-dimensional BIM model to obtain controlled work quantities, followed by duration calculation through productivity analysis, which is then arranged in Microsoft Project. The model is subsequently integrated with the implementation schedule to form a 4D simulation using Autodesk Navisworks Manage, while the cost estimate is derived from the unit-price analysis of each method. Based on the data processing, the structural work using conventional formwork requires 189 working days at a cost of IDR 39,055,793,877.21 whereas the application of aluminium formwork yields a duration of 162 working days at a cost of IDR 43,986,943,143.64. The comparison shows that the aluminium formwork method can shorten the construction time by approximately 14.3%, although it requires 12.6% higher cost than the conventional method.
