Abstract
Pemilihan metode pelaksanaan sangat penting dalam pelaksanaan suatu proyek konstruksi, karena pemilihan metode pelaksanaan yang tepat dapat memberikan hasil yang maksimal terhadap biaya dan waktu pelaksanaan. Salah satu metode yang banyak digunakan pada bangunan gedung tinggi adalah beton pracetak, khususnya Hollow Core Slab (HCS),karena memiliki keunggulan berupa berat sendiri yang lebih ringan,percepatan waktu pelaksanaan, serta mutu yang lebih terjamin.Penelitian ini mengambil objek proyek pembangunan Twin Tower Tahap I Universitas Diponegoro yang memiliki area proyek yang terbatas dan padat bangunan. Tujuan dari penelitian ini adalah untuk membandingkan waktu dan biaya plat beton konvensional dengan Hollow Core Slab serta mengimplementasikan Building Information Modeling (BIM) dalam perhitungan volume pekerjaan, penyusunan biaya, dan visualisasi penjadwalan. Perhitungan volume dilakukan menggunakan metode quantity take off berbasis BIM dan dibandingkan dengan perhitungan konvensional sebagai bentuk
pengecekan hasil volume. Penjadwalan pekerjaan disusun dengan ketentuan 7 hari kerja per minggu dan 8 jam kerja per hari, metode Hollow Core Slab menghasilkan durasi 278 hari sementara metode konvensional menghasilkan durasi 296 hari. Dengan demikian metode Hollow Core Slab dapat mempercepat durasi pelaksanaan selama 18 hari dibandingkan dengan metode konvensional. Dari segi biaya pelaksanaan, metode Hollow Core Slab membutuhkan biaya sebesar Rp 55.941.561.000,00 sementara untuk metode konvensional membutuhkan biaya sebesar Rp 55.066.895.000,00, dengan demikian metode Hollow Core Slab membutuhkan biaya yang lebih tinggi sebesar Rp 874.666.000,00 dibandingkan metode konvensional. Metode Hollow Core Slab dapat dipertimbangkan sebagai alternatif pelaksanaan apabila dalam proyek tersebut diperlukan percepatan waktu pelaksanaan, dengan tetap memperhatikan kondisi proyek, ketersediaan alat, dan anggaran yang tersedia.

The selection of an appropriate construction method is essential in a construction project, as it directly affects project cost and duration. One of the methods commonly applied to highrise buildings is the use of precast concrete, particularly Hollow Core Slab (HCS),which offers several advantages,including lower self-weight,faster construction time, and more consistent quality. This study uses the Phase I Twin Tower construction project at Diponegoro University as the case study, considering its limited site area and dense surrounding environment. The
purpose of this study was to compare the duration and cost of conventional concrete slabs and Hollow Core Slabs, as well as to implement Building Information Modeling (BIM) for quantity take-off, cost estimation, and schedule visualization. The quantity take-off was carried out using a BIM-based approach and compared with conventional calculations to verify the accuracy of the obtained quantities. The project schedule was prepared based on seven working days per week and eight working hours per day. The results show that the Hollow Core Slab method required 278 days, while the conventional method required 296 days. Therefore, the Hollow Core Slab method was able to shorten the project duration by 18 days compared with the conventional method. In terms of cost, the Hollow Core Slab method required Rp 55.941.561.000,00, whereas the conventional method required Rp 55.066.895.000,00. Thus, the Hollow Core Slab method resulted in an additional cost of Rp 874.666.000,00 compared with the conventional method. The Hollow Core Slab method may be considered as an alternative when project time acceleration is required, while still taking into account project conditions, equipment availability, and the available budget.
