Abstract

Proyek Grand Dharmahusada Lagoon merupakan bangunan apartemen dan mall dengan lahan seluas 4.3 hektare yang terletak di daerah Mulyosari Surabaya Timur. Grand Dharmahusada Lagoon mempunyai 3 basemen yang awalnya direncanakan untuk dibangun dengan metode bottom-up. Metode bottom-up merupakan salah satu metode dalam pembangunan basemen yang dimulai dari pembuatan pondasi atau penggalian tanah dengan kedalaman yang direncanakan, pada proyek gedung bertingkat. Tahapan dilanjutkan dengan pekerjaan pondasi, seperti pemancangan pondasi tiang (berupa bored pile) yang diteruskan dengan pembuatan kolom, balok, pelat, dan seterusnya hingga atap. Seiring dengan perkembangan teknologi konstruksi, terdapat metode lain yang dapat digunakan yaitu dengan metode top-down. Metode top-down tidak dimulai dari lantai basemen paling bawah (dasar galian), melainkan titik awal pekerjaan dimulai dari pelat lantai satu (ground level atau muka tanah) yang dilanjutkan dengan pekerjaan basemen sekaligus struktur lantai atas. Untuk mengetahui metode yang lebih efektif antara top-down dan bottom-up dalam pembangunan basemen proyek Grand Dharmahusada Lagoon ini, maka dilakukan penelitian mengenai perbandingan waktu dan biaya antara kedua metode tersebut.
Tahapan penelitian adalah studi pustaka, pengumpulan data, analisis metode pelaksanaan, perhitungan kebutuhan material dan alat, analisis produktivitas, durasi pekerjaan, serta analisis perhitungan biaya.
Hasil dari penelitian ini adalah metode top-down membutuhkan waktu konstruksi selama 644 hari dengan biaya Rp.82,638,143,726 sedangkan metode bottom-up membutuhkan waktu konstruksi selama 694 hari dengan biaya Rp.81,700,376,112.

Grand Dharmahusada Lagoon project is an apartment building and mall with a land area of 4.3 hectares located in Mulyosari East Surabaya. Grand Dharmahusada Lagoon has 3 basemen which was originally planned to be built with bottom-up method. The bottom-up method is one of the methods in basement development that starts from making the foundation or excavation of the soil with planned depth, in a multi-storey building project. The stages are continued with the foundation work, such as the erection of the pile foundation (in the form of bored pile) which is continued with the making of columns, beams, plates, and so on up to the roof. Along with the development of construction technology, there are other methods that can be used that is with the top-down method. The top-down method does not start from the bottom floor of the basement (bottom line), but the starting point of the work starts from the first floor (ground level or ground level) plates followed by basement work as well as the upper floor structure. To find a more effective method of top-down and bottom-up in the construction of the Grand Dharmahusada Lagoon project basement, a study of the time and cost ratio between the two methods is performed.
Stages of research are literature study, data collection, analysis of implementation method, calculation of material and tool needs, productivity analysis, duration of work, and cost calculation analysis.
The result of this research is top-down method requires construction time for 644 days with cost Rp.82,638,143,726 whereas bottom-up method need construction time for 694 days with cost Rp.81,700,376,112.
