Abstract

Apartemen Tamansari Mahogany merupakan apartemen yang terdiri atas 3 tower (tower 1 & 2 apartemen dan tower 3 condotel) dengan pelaksaan secara konvensional pada pekerjaan stuktur primer dan sekundernya. Pada pekerjaan stuktur memiliki biaya pekerjaan sebesar Rp. 61.180.932.730 yang memiliki bobot 37,54% dimana untuk stuktur sekunder pelat lantai memiliki bobot 28,92% dengan volume pekerjaan 2.544 m3 yang memiliki potensi untuk dilakukanya value engineering dengan beton precast karena volume pekerjaan ± 2.200 m3. Untuk mendapatkan penghematan dalam dilakukannya value engineering dengan metode half slab precast. Hasil yang diperoleh dari penelitian ini adalah dengan digantinya metode konvensional yang diusulkan saat tahapan kreatif dengan metode half slab precsat. Untuk penghematan yang didapat dari dilakukannya value engineering adalah Rp. 873.161.890 dengan bobot 11,29% dari nilai pekerjaan pada metode konvensional sebesar Rp. 7.735.002.383 dan pada metode half slab precast sebesar Rp. 6.861.840.493.

The Tamansari Mahogany Apartment is an apartment consisting of 3 towers (tower 1 & 2 for apartments and tower 3 for condotel) with conventional work for primary and secondary structure. On the structure has a work cost of Rp 61,180,932,730 which has a weight of 37.54% where for the secondary structure the floor slab has a weight of 28.92% with a working volume of 2,544 m3 which has the potential for value engineering with precast concrete due to the work volume of ± 2,200 m3. To obtain savings in the value engineering done by half slab precast method. The results obtained from this research is with replace conventional methods proposed during the creative stage to half slab precsat method. Savings gained from the value engineering is Rp. 873,161,890 with a weight of 11.29% of the value of work on conventional methods of Rp. 7,735,002,383 and on half slab precast method of Rp. 6,861,840,493.
