Abstract
Proyek pembangunan apartemen Puncak Central Business District (CBD) tower B merupakan salah satu dari rangkaian pembangunan kompleks apartemen dan ruko di Jalan Keramat Kali, Wiyung, Surabaya. Pembangunan ini dilaksanakan oleh PT. Wika Gedung sebagai kontraktor utama untuk pekerjaan struktur utama serta finishing. Dalam pekerjaan struktur utama meliputi pekerjaan bekisting, pembesian serta pengecoran dengan elemen bahan/material, pekerja serta alat berat. Masing-masing elemen pekerjaan perlu dihitung besarnya biaya serta durasi yang dibutuhkan supaya target proyek tercapai
Rencana anggaran biaya pelaksanaan meliputi struktur utama lantai P3 hingga lantai 7 dengan menggunakan pengamatan di lapangan, AHSP PU, serta referensi baik literatur maupun brosur untuk mendapatkan kesesuaian biaya pelaksanaan di lapangan. Waktu pelaksanaan diperoleh dengan analisa mulai dari kemampuan alat berat, produktifitas pekerja and hubungan setiap item pekerjaan. Untuk penyusunan jadwal item pekerjaan dilakukan dengan bantuan Microsoft Project.
Berdasarkan hasil perhitungan diperoleh rencana anggaran biaya pelaksanaan untuk pekerjaan struktur utama pada proyek ini adalah Rp. 25.851.255.821 (dua puluh lima milyar delapan ratus lima puluh satu juga dua ratus lima puluh lima ribu delapan ratus dua puluh satu) dengan waktu pelaksanaan untuk pelaksanaan pembangunan proyek selama 144 hari.====== ====================================================================The construction of apartement of Puncak Central Business District (CBD) tower B is a part of the construction of apartement and business district complex in Keramat Kali street, Wiyung, Surabaya. The construction is conducted by PT. Wika Gedung as main contractor for the core structure and finishing works. The core structure works includes framework, rebar and concrete works with the following elements : material, man and machine. Each of these elements needs to be calculated in term of real cost and duration in order to reach the goal of the project.
The real cost calculation started from floor P3 until 7th floor which is based on field observation, AHSP PU, and also literatures or even brocure to get the closest result for the calculation of real cost. Duration or impelementation time is obtained by analysing the machine’s capacity, men’s productivity and the links between each works. Microsoft Project is used to get the duration.
Based on the calculation the real cost is Rp. 25.851.255.821 (two billion eight hundreds fifty one million two hundreds fifty five thousand eight hundreds twenty one) and the implementation time completed within 144 days.
