Abstract
Denver Apartment, Kompleks Citraland CBD - Kota Surabaya merupakan salah satu bagian dari pembangunan gedung yang dikerjakan oleh kontraktor PT. Wijaya Karya Bangunan Gedung (WIKA Gedung) dengan konstruksi stuktur utama beton bertulang. Tugas akhir ini menggunakan bangunan tersebut untuk dilakukan perencanaan atas biaya dan waktu pelaksanaan pembangunannya. Perhitungan biaya dan waktu pada proyek ini dilakukan dengan menghitung volume, produktivitas, durasi dan sumber daya yang diperlukan untuk kemudian dilakukan penyusunan jadwal pada masing-masing item pekerjaan. Tugas akhir ini menggunakan referensi dari Buku Cara Modern Analisis Biaya Konstruksi , Peraturan Menteri PU tahun 2016 dan referensi data konstruksi dari beberapa kontraktor. Penentuan durasi dan produktifitas suatu pekerjaan didapat ketika pada masing-masing pekerjaan konstruksi dapat dijelaskan pergerakannya, mulai dari tenaga kerja sampai dengan peralatannya. Setelah ditentukan durasinya kemudian dapat ditentukan biaya konstruksinya, yang terdiri dari biaya total sumber daya selama durasi pelaksanaan dan ditambah dengan biaya material. Salah satu faktor penting lagi adalah metode konstruksi, metode seperti apa yang akan digunakan tergantung pada setiap item kegiatan yang saling terkait pada saat proses konstruksi. Biaya konstruksi dapat ditentukan berdasarkan daftar harga dari harga Satuan Pokok kegiatan (HSPK) 2018 Kota Surabaya dan daftar harga sesuai di lapangan. Total biaya konstruksi dapat diolah dengan menggunakan perangkat lunak aplikasi Ms office Project dengan masukan dari setiap pekerjaan termasuk metode konstruksinya. Yang mana pada akhir penulisan laporan ini berdasarkan hasil dari Ms Office Project 2013 akan didapatkan waktu pelaksanaan proyek 18 bulan dengan total biaya konstruksi sebesar Rp50,290,713,547.00

Denver Apartment, Citraland CBD- Surabaya is a part of building construction built by PT. Wijaya Karya Bangunan Gedung (WIKA Gedung) as the contractor with the main structure construction of reinforced concrete. By using the building, the final assignment has aim to make an effective and efficient budget and execution time planning of the construction. The calculation of budget and time on this project is done by calculating the volume, productivity, duration and resources required so then can be used to prepare the schedule of each work item. The final assignment has used Buku Cara Modern Analisis Biaya Konstruksi, Peraturan Mentri PU 2016 and construction data from several contractors as references. The duration and job productivity has been determined when the movement of each construction work can be explained, ranging from the workforce to the equipment. After the duration has been determined, the construction budget then can be determined from the calculation of the total cost of the resources during the execution duration and the cost of the material. One important factor is the method of the construction, which methods will be used depends on each item of activity intertwined during the construction process. The construction cost can be determined based on the price list of the Harga Satuan Pokok Kegiatan (HSPK) 2018 Surabaya and the price list according to the field. The calculation of construction costs can be processed using Ms Office Project application software with the input of each activity including its construction methods. In the end of the final project based on the results of Ms. Office Project 2013, the project execution time is 18 month with total construction costs of Rp50.290.713.547, 00.
