Abstract

Perkembangan jasa konstruksi khususnya di Indonesia dari tahun ke tahun semakin berkembang, baik dari desain maupun metode konstruksi yang digunakan. Beberapa metode konstruksi tersebut antara lain metode konvensional dan pracetak. Pengertian metode konvensional yaitu pengecoran yang dilakukan di lokasi proyek, sedangkan metode pelaksanaan pracetak meliputi proses produksi dilakukan di tempat khusus (pabrik), kemudian dibawa ke lokasi proyek (transportasi) untuk disusun menjadi satu kesatuan struktur yang utuh (ereksi). Masing-masing metode konstruksi tersebut memiliki kelebihan dan kekurangan dari segi waktu dan biaya.
Proyek akhir ini akan membahas perhitungan waktu dan biaya pelaksanaan dengan modifikasi pelat half slab pada Gedung Pelindo III Office Center. Proyek pembangunan Gedung Pelindo III Office Center merupakan bangunan gedung tinggi yang terdiri dari 2 tower yaitu tower office dengan 24 lantai dan tower parkir dengan 6 lantai. Pelindo III Office Center berlokasi di Jalan Perak Timur No. 478 Surabaya. Data sekunder yang diperoleh dari pihak pelaksana yaitu berupa gambar struktural, RKS struktur, skema pembagian sektor, dan site plan. Untuk proyek akhir ini tower yang ditinjau adalah tower office mulai basement sampai lantai 10. Perhitungan pekerjaan struktur pelat lantai basement menggunakan cast in situ, sedangkan lantai dasar (ground floor) sampai lantai 10 menggunakan metode precast half slab, sedangkan pekerjaan struktur beton lainnya menggunakan metode cast in situ (cor ditempat).
Perhitungan waktu ditentukan dengan menghitung volume pekerjaan, produktivitas, kebutuhan sumber daya tiap item pekerjaan, dan durasi. Sedangkan perhitungan biaya meliputi harga material, upah pekerja, dan harga sewa alat berat dengan menggunakan referensi brosur di internet dan harga lapangan di Surabaya. Selanjutnya dilakukan penyusunan penjadwalan pekerjaan dengan program bantu Microsoft Project. Hasil akhir yang diperoleh yaitu rekapitulasi perhitungan waktu dan biaya pelaksanaan serta kurva S pada proyek pembangunan Gedung Pelindo III Office Center.
Dari hasil analisa perhitungan, didapatkan durasi pekerjaan selama 208 hari kerja dan biaya pelaksanaan sebesar Rp. 46.155.944.394,65.

The development of construction services, especially in Indonesia, from year to year is growing, both in terms of design and construction methods used. Some of these construction methods include conventional and precast methods. The definition of the conventional method is that casting is carried out at the project site, while the precast method includes the production process carried out in a special place, the brought to the project site (transportation) to be assmbled into a unified structure (erection). Each construction method has advantages in term of time and cost.
This final project will discuss the calculation of the time and cost with implementation using modify precast half slab in the Pelindo III Office Center Building. The Pelindo III Office Center Building construction project is a tall building consisting of 2 towers, namely an office tower with 24 floors and a parking tower with 6 floors. Pelindo III Office Center was built at Jalan Perak Timur No 478 Surabaya. Secondary data obtained from the implementing parties are in the form of structure drawings, structure RKS, sector division schemes, and site plans. For this final project, the tower being reviewed is the tower office starting from the basement to the 10th floor. Calculation of the basement floor slab work uses cast in situ, while the ground floor to the 10th floor uses the half slab precast method, while the other concrete structural works use the cast in situ method (cast in place).
Calculation of time is determined by calculating the volume of work, productivity, resource requirements, of each work item, and duration. The cost calculation includes material prices, worker wages, and heavy equipment rental process using brochure references on the internet and field proces in Surabaya. Furthermore, the preparation of the work schedule is carried out with the Microsoft Project assistance program. The final result obtained is a recapitulation of the calculation of the implementaion time and cost as well as the Curve S in the Pelindo III Office Center Building construction project. From the result of the calculation analysis, the duration of the work was 208 working days and the implementation cost was Rp. 46.155.944.394,65.
