Abstract
Proyek Konstruksi Mall Lagoon Avenue Sungkono berada di Jalan Abdul Wahab Siamin Kav. 9 Kelurahan Putat Gede, Kecamatan Sukomanunggal, Surabaya. Proyek ini merupakan bagian dari Superblock Grand Sungkono Lagoon yang didirikan olh PT. PP (Properti) yang terdiri dari 3 tower apartemen, 1 tower perkantoran, dan 1 tower hotel. Superblock ini beridiri diatas tanah seluas 3,5 Hektar. Luasan Mall Lagoon Avenue Sungkono yaitu ± 52.305 m2 memiliki panjang 11,8 m, lebar 18,5 m dan tinggi 22 m. Terdiri dari 6 lantai dan 3 basement.
Pelaksanaan konstruksi Mall Lagoon Avenue Sungkono mengalami keterlambatan dan perlu dilakukan percepatan. Metode percepatan yang akan menggunakan metode crashing, yaitu mengurangi durasi proyek dengan cara menambah produktivitas pekerja agar mengatasi keterlambatan pelaksanaan konstruksi dengan melakukan analisis jaringan kerja berupa CPM (Critical Path Method). CPM sering disebut lintasan kritis, maksudnya adalah kegiatan yang membutuhkan perhatian khusus. Tujuan dari lintasan kritis ini untuk mengetahui kegiatan mana yang memungkinkan terjadinya keterlambatan pelaksanaan, sehingga setiap saat dapat diprioritaskan dibanding dengan kegiatan yang lain.
Proyek pembangunan Mall Lagoon Avenue Sungkono diselesaikan dengan durasi normal selama 1326 hari dengan biaya sebesar Rp. 149,894,086,868 , setelah dilakukan percepatan dengan penambahan tenaga kerja maka durasi dipercepat menjadi 1236 hari. Ddengan biaya sebesar Rp. 148,145,771,837. Dengan biaya K3 sebesar 2% dari biaya total menurut Surat Edaran Menteri PUPR 10/2018 tentang Pemberlakuan Standar Dokumen Pemilihan Pengadaan Jasa Konstruksi dalam Rangka Lelang Dini yaitu Rp. 163,376,270,296.

The Lagoon Avenue Sungkono Mall Construction Project is located on Road Abdul Wahab Siamin Kav. 9 Putat Gede Village, Sukamanunggal District, Surabaya. This project is part of the Grand Sungkono Lagoon Superblock which was established by PT. PP (Property) which consists of 3 apartment towers, 1 office tower, and 1 hotel tower. This superblock stands on a land area of 3.5 hectares. The area of Sungkono Lagoon Avenue Mall is ± 52,305 m2, has a length of 11.8 m, a width of 18.5 m and a height of 22 m. Consists of 6 floors and 3 basements.
The construction of the Lagoon Avenue Sungkono Mall has been delayed and needs to be accelerated. The acceleration method will use the crashing method, which reduces the duration of the project by increasing worker productivity in order to overcome construction delays by conducting network analysis in the form of CPM (Critical Path Method). CPM is often called the critical path, which means activities that require special attention. The purpose of this critical path is to find out which activities allow delays in implementation, so that at any time it can be prioritized compared to other activities.
The Lagoon Avenue Sungkono Mall construction project was completed with a normal duration of 1326 days at a cost of Rp. 149,894,086,868, after accelerating with the addition of workers, the duration is accelerated to 1236 days. With a fee of Rp. 148,145,771,837. With a K3 fee of 2% of the total cost according to the Circular Letter of the Minister of PUPR 10/2018 concerning the Enforcement of Standard Documents for Selection of Construction Services Procurement in the Context of Early Auction, namely Rp. 163,376,270,296.
