Abstract
DDalam memenuhi permintaan hunian di Kota Tuban, PT Sinergi Mitra Investama memutuskan untuk mendirikan sebuah Perumahan Sinergi Land. Perumahan ini dibangun diatas tanah seluas 44.310 m2. Untuk merealisasikan investasi tersebut dibutuhkan biaya yang cukup besar. Oleh karena itu perlu dilakukan analisis kelayakan finansial untuk mengetahui kelayakan proyek pembangunan Perumahan Sinergi Land. Tugas Akhir ini bertujuan untuk menganalisis kelayakan finansial proyek pembangunan Perumahan Sinergi Land, yang dilanjutkan dengan menganalisis sensitivitas dari kelayakan tersebut. Data yang akan digunakan dalam penelitian ini adalah data sekunder yang meliputi gambar perencanaan perumahan, harga jual rumah, data gaji karyawan, dan data Pengelolaan perumahan. Dalam analisis kelayakan finansial dengan masa investasi selama 4 tahun digunakan parameter NPV (Net Present Value), IRR (Internal rate of Return) dan PP (Payback Period). Analisis sensitivitas dilakukan terhadap perubahan biaya investasi, harga jual unit rumah, dan perubahan rencana penjualan. Dari hasil analisis kelayakan finansial dengan MARR 7,12% didapat NPV sebesar Rp16.948.640.323,-, payback period pada tahun ke 4, dan IRR sebesar 33,55%. Berdasarkan hasil analisis sensitivitas, investasi perumahan layak secara finansial bila kenaikan biaya investasi tidak lebih dari 12,52%, penurunan harga jual rumah tidak lebih dari 10,41% untuk semua tipe rumah, dan minimal rumah yang terjual adalah 245 dari 272 unit rumah.

In meeting the demand for housing in the City of Tuban, PT Sinergi Mitra Investama decided to build a Sinergi Land Housing. This housing is built on a land area of 44,310 m2. To realize this investment requires a fairly large cost. Therefore it is necessary to carry out a financial feasibility analysis to determine the feasibility of the Land Synergy Housing development project. This final project aims to analyze the financial feasibility of the Sinergi Land housing development project, followed by analyzing the sensitivity of the feasibility. The data to be used in this study is secondary data which includes housing planning drawings, house selling prices, employee salary data, and housing management data. In the analysis of financial feasibility with an investment period of 4 years, the parameters of NPV (Net Present Value),IRR (Internal rate of Return) and PP (Payback Period) are used. Sensitivity analysis was performed on changes in investment costs, selling price of housing units, and changes in sales plans. From the results of the financial feasibility analysis with a MARR of 7,12%, an NPV of Rp16.948.640.323,- , a payback period in year 4, and an IRR of 33,55%. Based on the results of the sensitivity analysis, housing investment is financially feasible if the increase in investment costs is not more than 12,52%, the decrease in the selling price of houses is not more than 10,41% for all types of houses, and a minimum of 245 houses out of 272 units sold.
